    I think you would have to discern between overall net margin for tax reason and project margin. The builder in fact does achieve gross margins of 26 to 33% for his individual projects. The WIPAA puts the costs in the year they occured, but a P&L with WIPAA is not helpful for project controlling. Once this builder stops growing, his WIP amount goes down and all of a sudden he will have awesome margins...another way to kid yourself.

    • @associationofprofessionalbldrs
      @associationofprofessionalbldrs Před 2 měsíci

      It sounds like you have misunderstood what the calculation does. WIPAA corrects the P&L to be an accurate reflection of the related costs all the way through the build.

    Do you all recommend that the cost of construction management/supervision for the project be included as a direct cost that should marked up 33% or is that cost considered overhead that will reduce the margins from 25% gross profit to approximately 10% net profit? Thank you!

      Very greedy indeed, doable but your reputation will plummet.

    • @InnovativeBuildersmd
      @InnovativeBuildersmd Před 4 měsíci

      yes the whole premise of the video is markup vs margin if the home is going to cost you 1mil to build you need to charge/markup 33.3% / 1.33mil to make a 24.9% gross profit margin. then subtract 14% overhead and you end up with a net 10% Net profit after its all said and done. We do 6-7mil a year with 12 employees and after hiring a bookkeeping team to really track every expense from Buildertrend our true overhead is around 14% I was shocked... our goal is 25-30% gross profit at proposal and with that goal we average 23-27% real data. we spend about 1% of revenue on advertising and are increasing to 2% this year.

    Hi there, so if I’ve understood this right if the company has 5 jobs running the cost to each client would be lower as the overheads have been shared over 5 jobs But if only 3 jobs were running the rates and cost would be greater to the 3 clients, and pricing would appear inconsistent regarding future pricing for each client depending on how many jobs you had running at one time?

    Every builder needs to down tools & temporarily work in any reasonably paying job for the next two years. Today’s financial conditions are not fleeting & so a large downturn has begun. Nothing lasts long term, but real estate values are now entering the reset period with acceleration certain. This will ensure future generations can afford a house or unit. We all want that. The stark contrast of large asset values in western countries with those of the many more poor nations has caused increasing unconventional migration attempts from the latter countries. This has to be controlled better. Tougher times are ahead for us for two to possibly three years.

    Doesn't using Accrual accounting deal with this sort of overstatement of your financial position? It sounds like builder A is using cash accounting, and just counting what he has, rather than taking into account unpaid invoices to suppliers and potential progress payments coming in.
