This was messing the home up two islands really that is so country. This is a gorgeous home but when you, put two big country Islands in there I don't think so that's just my opinion. But the home itself it's gorgeous 💯🫶💖💯🫶💖.

What will happen to the price of houses in Rowlett?
Well it would be kind of like having Disney world next door (in much smaller fashion). But with all things the size, when and if it brings people in to visit, there would be many air bnb opportunities. But as of now, the only thing around are cheap homes that need work. It’s a long play. No guarantees. I personally think investing in Rockwall is a smarter choice. It’s the next McKinney.

Hey Scott, I’m surprised by how much negativity is in these comments. From the drone footage and everything I’ve seen, it looks like the plans are being implemented exactly as intended. I’m excited to see the finished product in a couple years. I’ve heard 2026 is on the table. How realistic do you think this is from the developer you’ve spoken to?
They had a fire and that set things back. Instead of going forward with development, they were tied into insurance and getting that part settled and moving forward. I’m thinking based on their funding that it will happen one way or another. I think we may see some larger parts of this community open in 2026. Will it be finished by then? I doubt it. It’s kind of like looking at The Fields in Frisco. They’ve got some huge plans as well. They’ll get it done. Just will take a few years.

Grand is on my top 3 list and really like the Grand Alexandria. There is also a Royal Alexandria but unsure the difference. As i research more it looks like Grand has a lot of complaints on BBB and makes me hesitate to go with Grand. Wife loves the openness and lots of windows for natural lighting but we noticed the kitchen was not practical with not enough counter space & cabinets. Also pantry is too small. Maybe those could be customized in.
Royal will be a smaller width. BBB is full of complaints on all builders. That’s why it’s there. To complain. Grand homes gives all their customers a link after the build to give them an opportunity to rate them. This is full of hundreds of positive ratings. Sonoma Verde: 7/10 rated schools, the school buses only pick up Sonoma Verde kids, everyone in the community has cameras- so nobody will kidnap your kiddo, everyone is very nice- but some Karen's around- mayor lives here- so you can complain directly to him, and so many good resale deals due to people heading back to work. Check out 1718 veneto drive! Check out 1720 salvatore ln! Can't go wrong with Highland or Perry! And.... still waiting for that Elementary school to be built within walking distance in the hood. My favorite part of the neighborhood: trails, the pond, and the neighbors. My kids favorite part: the school and how all the kids know each other due to the school bus system.

@@Aggie4life77There are a few communities in Dallas like this and Megatel Homes Lagoon Communities that people have never seen before. It’s a huge undertaking, but Dallas has a lot of money and is probably going to be THE city in the USA in the next decade. Expect more of this type of grandiose living. 😊

Hey Scott. Great work. We love your channel. I live in Monterra and my brother may be relocating to the area. He has your contact info. Question though. I was surprised to see that Avondale does not have a PID or MUD and Monterra does. Is that because Avondale is on Route 66? I thought all new construction in Fate would at least have a PID. Might have to investigate with the city 😢
Hey there Chris! Yes have your brother contact me and I will find him the right place. PIDS and MUDS depend on where the land is located. If there are sewer and water nearby then no need. Monterra has a really nice set of amenities. That’s the PID. Avondale is a bit simpler. And closer to the 30. Might have played a part of that. PIDS and MUDS are pretty normal for new neighborhoods though. Monterra is a great neighborhood!

Do you have a timetable for which phases will be completed and when will the entire project be done?
They don’t have a time table. It’s whenever it gets done. I have heard 2026 rumblings though for a lot of it.
I have a feeling they want this done before the 2026 World Cup!
