    Private let landlords are taking the Mick with rent prices making them unaffordable for most and all the council and social housing has been given to immigration services. We need to get get rid of this government ASAP!!!

    My questions are: (you touched on this a bit) if I'm saving for a deposit and I think I'll have at least 5-10% - when should I make first contact? Should I go before so they can tell me - hey you could buy sooner! Or forget it, boyo. It's a pipe dream and you're skint? Or wait until I think I have enough? Second you touched on fixed price, so if it's an 'offers in excess of', my mortgage doesn't cover that, right? So Let's say it's 10k over the listed price is what's needed and it's a 100k property. If I Save 10k thinking it'll cover the deposit for a mortgage, really I'm screwed as I don't have another 10k to pay the difference. Is this right? And I assume there's some report that says the property is worth X. That's all my mortgage lender will pay towards, is that right? I guess I'm really asking, how much cash do I really need? Deposit amount, then paying solicitors, any reports, any cash on top of the value? What are we talking here?

      Hello! Our advice is to always go as early as possible to speak to a mortgage advisor and a solicitor - that way you can get tailored advice early in the process and learn how much more you have to save or if you have enough. Mortgage advisors can advise on your affordability and how much deposit you may need. Solicitors can provide you with a quote up front on how much their fees and how much LBTT (formerly Stamp Duty) you may need to pay. After chatting to both the mortgage advisor and the solicitor you should have a clear idea of all the costs involved and how much money you will need to have saved. You're right that if you make an offer on a property and it is higher than the value stated in the Home Report, the excess will need to be paid from your savings and not from the mortgage lender. Hope that is helpful!

    How about buying a home as a foreigner (before citizenship)? i.e., whilst on a skilled worker or global talent visa or indefinite leave to remain. How hard is it to get a mortgage? Will you have to pay more? Is the buying process any different? Is it worth waiting till full citizenship is acquired or should you not let that impede you from buying?

    Do you have data on whether or not falling prices are to do with there being more small properties being sold? From what I’ve seen, watching closely, prices are just down in general. If anything, I’d expect smaller properties are selling for more as buyers can’t afford the size they could before due to interest rates. That or they move areas of course. Also with regards to properties largely achieving HR, that doesn’t mean there isn’t a significant decline in values… the HR values are just lower now and where they are not lower, they often aren’t selling. Just today I saw a property on ESPC which had HR £375k and now on at offers over £300k, that tells us all the HR value is completely wrong. You only have to look at how many listings on Rightmove are “reduced” or “fixed price” to see that people often don’t agree with the HR values in recent months. In general, I really enjoyed your report and think the data you publish is much more useful than say RM or zoopla.

      @mattj905 In previous reports, they've been able to break down exactly what sorts of properties and in what areas have been most popular, have had differing times to completion, have achieved a certain amount over HR - so personally, I can well believe the ESPC has enough data to know whether this is the case or not. Whether that is published however, is a different matter. Recently, every month there has been a reduction or a flatline in average sales prices, yet a few different reasons that "could" explain why that would be the case and still leave a sunny outlook on the market. when it was up, up, up back in 2021/22, the claim was that buyers are competing to get their home and the market is very strong - when the data shows a decline in prices, all these reasons without any accompanying data backing them up suddenly start coming out the woodwork. I also agree on the HR point. One recent poll was from RICS about the outlook for the next year or so, and the surveyors could be placing much more realistic prices on the valuations and still have buyers bidding a bit over. Without having those numbers to hand it's not possible to say but it's perfectly plausible. My overall advice is to take these reports with a massive pinch of salt. It's the difference month-to-month that is more interesting to me than what they are actually saying, as, like most entities in property, who are the ones collating and then reporting on the data, the ESPC aren't unbiased.

      @@bensouthall2612yep this pretty much sums up how I felt about it. I can see the data they have on sqftage, average prices in areas etc and would really appreciate more transparency and detailed analysis as to what is going on but I watch most of the market pretty closely and as sold prices are published it’s starting to become clearer. On one hand, I see some properties on the market now that seem almost reasonable and equally I see absolutely horrendous prices…often from the same surveyor, or listed by the same agents, it just seems laughable when the relative value clearly isn’t there in some listings. It feels like there’s still about 5-10% further for prices to fall across the majority of Edinburgh proprieties, that is if rates don’t increase further and the economy doesn’t really start to tank

To answer your question, in our latest House Price Report (October 2023) we discuss the rise in smaller properties on the market affecting house price data in some areas, and how the current financial climate is affecting buyers' affordability when it comes to making bids over Home Report valuation. We have also reported on a rise in fixed price listings, which we've seen consistently in recent months and isn't uncommon in a slower market, especially with the financial climate being as it is. Regarding Home Report values, every sale is unique of course and changes to pricing may be due to the owners' individual circumstances - our data currently shows an increase in Home Report values, but this can vary from region to region and from month to month.

    Would be interesting to see how many have bothered with this. I’d be amazed if anyone was prepared to wait up to 6 months with the seller able to pull out and then paying costs to their estate agent (and compo to the potential purchaser). Almost own my house outright and could shift it in 2 weeks. Where I want to go they houses only come up every couple of years so pointless for me.
