Great video my friend you made a lot of really good points! I agreed with a lot of them but I disagree with a couple of them. I don't think it's necessarily A Bad Thing to work with a real estate agent who is brand new. Oftentimes they are the hardest working and most willing to go above and beyond. And I don't necessarily need a real estate agent who is an investor because likely they're not a good investor even if they are an agent who owns real estate. I have to be the expert.
Hey Fellow Night Shift Worker. Thanks for taking the time to watch the video it's greatly appreciated. I agree with what you saying, I even thought about your one point after I cut the video about using just an experienced agent. My thought was, but I didn't go into any detail about it so it's a disservice to everyone watching is that if the experienced agent is busy that they would pass you onto the less experience agent that is hungry for more deals. I didn't explain that very well and that's my fault. I 100% agree with that they don't have to be an investor, it does help though if they understand though why you are looking at what you are looking at though. To be fair this can be gone over with a phone call.

Dion look. Sunglasses. I saw a comment on one of Dion’s. Idea from a bigger channel Joe Kuhn. He said he thinks videos within the sunglasses could be a better idea. Having glasses on make you seem less personable
I feel that there is some truth to that also. I'll probably switch it back and forth. Especially while driving I'm going to be wearing sunglasses. If I'm not then I more then likely won't be wearing sunglasses. There will always be a hat though. That's a requirement.

That ADU guy is the best at this kind of stuff. He gives a blueprints and everything on his website. Even if you take is small ADU plans and stick it on a small piece of property. That's why I mentioned him.
Great video!! Marc explaining how the first few tricked him is such a great lesson. I was in the same boat with my last purchase. Thanks Jack for explaining the stabilization period. Also, the stubbornness is not just in Pittsburg. I thought I could do it myself and ended up hiring a handyman, lol
It's very hard to do the work yourself when you work a full time job. That's why I selectively choose which products I do. I'll do some projects because they are easy and I am saving myself from hiring a laborer, or I do a lot of bathrooms and kitchens just because it's not hard to do a shower and hang cabinets. That way I save myself a lot of money.
Great video, it is interesting to hear a first-hand experience on the course from Lubmerjack. Group mentoring is trendy, getting the correct mentor is so critical. Yes, the Sunday lives are great as well!

they only thing that they asked was if I had a plan to have it removed before the end of the year, and then they said that they would take my word on it, and that they didn't need a written letter from an electrician.

I had local bee keepers come and get the bees for free. I would ahead of time have there contact information. I felt a bit rushed as I was scrambling to find bee keepers that where looking for bees.

Not a whole lot is going to change in the first unit, but my unit is going to go through a mass over haul visually, and the 3rd unit is going through a complete remodel. I want to document this so it's not like my last remodel where everything was lost and all I have is the finished pictures after doing all the work.

Doing the same thing as Myki regarding the Roth IRA, removing the contributions (no fees or taxes). Also, I converted my Thrift Savings Plan, retirement fund into a Roth SOLO 401k.
That's awesome, before talking with them I didn't realize you could do it without being taxes heavily.
I wish I wasn't contributing so heavily to all my retirement accounts before. But at least it built up the saving muscle where I can pivot to RE now. 🙂
@@buzztune-ft6lc What's wrong with that? When you go to retire, the year afterwards you can withdraw the rest pay the hit on that then pay less as it being considered regular income.
