I became disabled in a work-related automobile accident back in 2009. By 2014 I had settled my comp case for $160k. I worried most about replacing my income and since i was unable to work, rental investment property was a no-brainer. I was able to purchase 5 properties (a single, three doubles and a triple.) All the properties are in Niagara Falls. A couple needed some work but nothing major. I have been fortunate to find good tenants and typically gross $7600 per month. I paid cash, so I have no mortgages. Since 2014, the property values in the Falls have tripled, quadrupled and more. That initial $160k investment is now worth around $900k!!! I recently sold the single I purchased for $33k on a once-prestigious street. I put about $40k into the place, and just sold the house for $225k. My own home is in NF, in a prime historic downtown neighborhood a block from the State park. I paid $60k😮 back in 2007. As of today, I could easily sell for $300+. Friends and Family ridiculed me for buying properties in NF. My brother was especially brutal, calling me stupid or worse. 15 years later he's stuck in a house in a city he hates with little equity. Im sitting on a real estate portfolio worth amost $1.5 million dollars. To all those Western New York naysayer expats, I say EAT YOUR HEART OUT.😅
