When doing Cash For Keys as a virtual wholesaler: 1. Do you send the cash for keys agreement to the tenant to sign BEFORE or ON the date of the exchange? 2. Do you recommend paying the tenant directly or through the title company? 3. If you're paying directly via check, how would that be delivered? Do you mail it to your end buyer and have him meet the tenant at the property for the exchange? If not, then a boots-on-the-ground person? 4. If more than one occupant signs the agreement, do I need to write a check to each one separately? 5. Do you need to give them proof of payment receipt? If so, where do you get that? 6. Should you ever let the tenant move out AFTER closing?

you'ved messed up the calculation. it's not 80% of the market value of your home, it's 80% of the equity you have in your home. these numbers are wrong

But you have to wait 1 year before you can refinance a new loan... right?

As a wholesaler, what if you mutually agreed on a purchase price (not yet in writing) then find out that the tenants lease option to buy is far less than that? Would you try renegotiating since you’ve uncovered their “bottom line”?
