Purple Heart Iraq Veteran here with a major problem please advise. So here’s the story. I bought a Home in May 2021 and it’s now October 2022. When I got my property tax statement in the mail I noticed a direct charge from "Hero Pace Program” in the amount of $1443. Called my county and was like, why is this charge on my account? They said previous owners took out a loan with “HPP” and there is a balance payable each year for $1443 until 2028. Called my real estate agent, Mortage Company “(Veterans United), and checked my closing title docs, nothing in my contract states anything about this “ Hero Pace Program”. When I bought my home I bought title insurance so I filled a claim and now it’s under review. I guess my question is, does my purchased title insurance cover me on this matter? Are they now responsible for this “HPP” balance? They never reported it to my VA loan Officer and once again it is not on my signed title closing docs.

I’m so sorry to interrupt, but that is false information. If you own a home on private property in the state of Florida and that private personal property is in NO WAY ASSOCITATED WITH AN ACT OF COMMERCE or profit producing activity….there is no tax due at all! Your shelter is not taxable. The exemption you are applying for it to separate your homestead from the peroration of your property that is operating in commerce. Start researching!

Honestly, Florida is a decade behind other states in their contracts. These are points that we were working on in Colorado 10 years ago - I think FR and FBAR folks should look at contracts like those ones. And the way the market is going right now in most areas in FL, combined with the fact that buyers are flocking to FL from other states that use other contracts AND the fact that there are so many new real estate agents in this market, there's ZERO chance that the contract will get shorter... it will likely double in length during the next new revisions, and it would likely be a good thing if that happened and if it were standardized throughout FL.

But what if you're not a citizen you cannot vote let's say you are green card holder or legal resident. You have driver license.but you don't have a citizenship or the voter ID or registration. The element to prove you can qualified for Homestead.. the view expressed in your video is not in line nor clear .. it certainly doesn't apply to over 20 million- non-citizen residents

BUYER beware! This realtor put lipstick on a PIG! We purchased a home with electrical work that was SMOLDERING! Money was placed in escrow to insure work would be completed. The Dettmann's TRICKED Shemtov Title Company into releasing that $ without completing their end of the bargain. They will PROMISE YOU THE WORLD.....don't "buy" it...LITERALLY!

The description and the video do not match the language of the new rule. Above it says one day to add a "fully executed listing" to the MLS. That is not correct. The rule states one day after public marketing the listing it must be added. A Realtor can execute a listing agreement and not put the listing on the MLS(for example, if the property is not ready). It just can not be marketed to the public until it is on the MLS(within 24 hours).

NOTE: This is a 4CE course -- the video states the credit hours incorrectly in the written title.
