    What are the construction companies averaging per square ft on building a home now? When I bought land it was 150 per sq ft. Then it skyrocketed to 250 to 265 per sq ft. Being Canadian we were looking at like 700k to build a 2000sq ft. House.

    I am a 67 year old and have been looking at property in Cabo for 3 years now. It has gone up a lot. I am newly retired and the wife will retire at the end of the year. We do not own property here in SoCal. We have saved a little over $200,000 and are thinking of buying property in Mexico. I get emailed listings for the Cabo area and smaller townhouses are affordable but thats it. I will start looking into La Paz and Loreto. Thanks for the video.

    Cabo is amazing place to live and invest in. Its first world prices in a third world country because it lacks regular infrastructure such as proper roads, sidewalks and sewer systems. Just about every neighborhood has water problems. The city gets plenty of money from tourism yet they don't do anything to fix up the city. It's disheartening as a resident here. I love the weather the food the people and the beaches. It will continue to be overpriced as years to come because of that.

    Its very bad here in canada Tent cities everywhere. They build 275k homes and 1.3 million new canadian. They introduced medical assisted in dying because nobody can get s doctor. Our medical system is tragic. Taxes house insurance and everything food gas and through the roof. The property taxes are disgusting. Get out now.

    i see mostly luxury condos and homes for sale online. why doesn't anyone promote lower end homes? i drove around the city and saw nice looking modest homes . but hardly see any online.

      Most companies here have their websites and databases synced up the entire MLS. And agents will take on those listings so it's not about agents not promoting that price point.

    Considering Vista Vela were the developers that started the trend of blocking views in Tezal (building multi-level garages and raising the starting point for habitable floors) and ignoring the golden zone I'd hope their views are ruined entirely

      @@Backtothecryptoverse yes definetly, but most condos have a view. Townhomes def blocked depending on location. Parking garage for condos has a very high ceiling, so 1st floor condos are quite high.

    Terrifies me that this lawyer is using the word “figure” instead of the word “clause”. This lawyer really doesn’t know what he’s talking about when it comes to seller financing. In mexico. You would have two separate agreements one would be a promissory note, the other would be a separate dwelling / rental agreement that renews annually that attached to the promissory note. If they default on the promissory note x number of days then the seller can evict the tenant immediately. No squatters rights this way. The best way to evict someone is to pay the cops $500 and show up with 3 or 4 armed cops and assist them in the eviction. End of story. You take back the property.

    Long time Pulmo camper here. The East Cape has resisted many development schemes going back to the ‘80s ..any righteous gringo espousing their philosophy is full of it. You want to save it,shut up,put up or ..No pavement,no power lines,leave it alone,to preserve it ..Personally I’m tueing the loss of the La Ribera wetlands and the harbor is just greed..No Development,humans will ruin the East Cape..

    What’s your take on buying an older condo closer to the beach to renovate vs buying new construction in the Cabo area. Are the A+ locations fully developed causing new construction to B areas? Is there any ROI to be gained from going through the lengthy renovation process.

      For most, the answer is going to be no. In this market, I think you can get more value from purchasing smart, finished product vs buying something old and using the time, money and heachache of sweat equity. Would be a case by case scenario (and I would need to see the property), but for 90% of the people I work with, I would say I wouldn't recommend it.

    I have a condo that is being built in El Tezal right now and is due to be completed near the end of the year. When should I come down to finish setting up the deed? Will the developer contact me or is this something that I need to take the initiative on? Also if I find flaws , what recourse do I have with the developer?

    There is actually no way you can be protected when buying a pre-developed project. If they have several projects they are likely taking from Paul to do Peters job. Total scam and completely protected by the corp structure.

    Hey Fletcher I just wanted to let you know that we started our build back in April 2022 and we are a few months away of completion. Be prepared to 2x or 3x your costs on your build, there are always clauses in the contract with regards to materials & labor price adjustments. Bear in mind if you are building in a restricted zone you will need an environmental assessment done and completed before the construction permit is even signed. This could take between 1-2 years unless you use the bribe path. Add 10% for theft of materials and waste. You need to have boots on the ground at all times monitoring the build or they leave your site and build other home, hence the increase in cost ! Yes Labor rates in La Paz are less then in Cabo area and a lot of people are coming here for the higher rates. Things in Cabo are not cheap, Prices in Home Depot Cabo are almost double of what you can get in Canada. I.E bag of cement 2.5 x more than in Canada . The problem is there are wealthy people paying these prices so the Contractors are taking advantage of the opportunity. You really need to be street smart in this build game or these builders will eat you alive. Remember if the price is cheap they are probable using cheap materials. EX Builders like using the famous orange hose for conduit lines in palace of gray plastic tubing for cost reasons and they will say it does the same job etc. Not so in our home many of those orange conduits got kinked when they poured the cement and so the lines would not pass, the result was to break the walls to find the issue.. Folks educate yourself before you build in Baja.

    What is the estimated price of a garden condo at the present time?     Looks like a nice development, however, it's a bad look attempting to hype the current Cabo market with the premise that this purchaser has had unit appreciate $125k before moving in. As you are aware, there are literally thousands of construction condos coming to market soon, including over 2000 in the small area of El Tezal. Prices are falling hard, as 'investors' are coming to the realization that the market has shifted. Your buyer may list his unit at $125k over what he paid, but it will sit on the market for likely years at this point. Additionally, you should be realistic about rental opportunities. As you are aware, many of the owners of the recently complete El Tezal condos are experiencing very soft demand. 2022 was an anomaly. Then add the 2000+ soon to be completed condos in the El Tezal area, and it's not going to get any better for years to come. Other than XMas and Spring Break, the mass of BnB and VRBO listings will far outstrip demand. Therefore, don't use rental income in factoring in affordability. Anyhow, good luck with your sales.
