      I think it was 2 bedrooms, 1 bath/toilet, 1 large living room, large kitchen, 2 balconies, 100m2. It doesn't really matter anymore because those prices are no longer exist, it was in 2021. I think such apartments now costs around $800.

    Very helpful video. IF you could guide me on this one: Step 1 is to hire a housing agent/makellar, then hiring a financial advisor, hire a inspector to do the check of the house I plan to buy? Not sure why I need makellar because anyhows the house I plan to buy will be shown to be by a makellar who will help me further (right or wrong)?

    • @dpashutskii
      @dpashutskii Před 2 dny

      I do not 100% understand the question, but an agent helps you with everything related to buying a house. So: - tips about the market, areas, regulations etc - scheduling viewings - can check properties instead of you, or show you them on video - give opinion and tips on specific properties - tips on price and bidding - price negotiation and bidding for you - schedule appraisal, recommend other advisors - legal stuff in dutch - any other tips and moral support related If you don't need any of this and your Dutch is good, you can skip hiring Makellar.

    Hello Dmitrii, Very informative and really helpful. Would seek more inputs from your acumen. I have a company which is ready to file in my Highly Skilled Work Visa with an Amsterdam address to be included in resume. I am to start my job search with this resume. Hoping to get through the evaluation process. Pluses: - Good native English - verbal plus written - Strong technical profile at senior managerial level - Worked in European/US/South Africa / Held Danish Residential Work Permits Flips Or Queries - How do I convince the Amsterdam employer about the visa ? I do not have one, but if I get through the evaluation, the company is ready to file for a visa. Provided I enter into an agreement on contractual engagement with my Amsterdam employer - Am clueless about Dutch language. Will it be a deterrent ? - My current employer has 90 days of notice + 8 weeks of Visa processing times. How do I manage this wait time ? Any thoughts ? - Can I bring my dependent parents to Amsterdam with Highly Skilled Work Visa ?

    • @dpashutskii
      @dpashutskii Před měsícem

      Hello, To be completely honest, I don't think I fully understand the questions and your situation. What do you mean by "I have a company?" Is it your employer, or are you the owner of the company? I'm not sure I see the meaning of the questions in both cases. 1. If it's an employer, you don't need to do anything; they are the ones who apply for HSM. 2. If you're the owner, why would you consider HSM in the first place? Still, try to answer a few: - Knowing Dutch doesn't affect your visa at all. The only one who can ask for Dutch is your employer. - You need to discuss the timeline with the new and old employers. The Dutch government (IND) doesn't care about your timelines. - You cannot move your parents with a Highly Skilled visa unless you have some specific cases (ind.nl/en/forms/3085.pdf). It can be possible if you get Dutch citezenship.

    I find a lot in common between digital nomad and my experience as an academia researcher. You spend two-three years in various labs and then go forward to the next lab. This works perfectly when you're young, open to new experiences, and have no family responsibilities. With time preferences change towards more predictable lifestyle. What is your ideal travel schedule throughout the year?

    • @fjorddenierbear4832
      @fjorddenierbear4832 Před měsícem

      My ideal annual travel schedule right now, would be something like: - 10 months in country A where I have primary tax residence (sub-10% total tax burden, e.g. Georgia) - 2 months in one or two countries I want to check out and consider moving to in the future. Right now I'm liking Georgia, but I will also be considering Malaysia or the UAE. I am more of a "serial digital hermit" than a "digital nomad". I like to find one nice place and stay there most of the year for up to several years. I would like to buy an apartment IF I can find a place I see myself staying in forever. But since I am trying to save on taxes, it's not an easy task. My favorite country is really Japan, but their taxes suck and their visas are not super-easy to get, so that's a problem. I don't like traveling all the time, because I have to deprive myself of things like: - comfy desk setup - my piano, music equipment, etc. - sometimes I end up in apartments with crap soundproofing, which is a neverending annoyance I think if I could bring 100-150 kg of stuff everywhere, then I could be a nomad forever, no problem. I'm getting sick of having to gradually acquire basic stuff every time I move to a new country. The world is not really well-suited for digital nomads. How come it's almost impossible to find suitable apartments with an electric desk and office chair? It all sucks. The best approach would be to buy apartments all over the world and then furnish them yourself, inspired by Nomad Capitalist, but this would cost a good chunk of your net worth, and you may regret having to pay for maintaining your apartments everywhere -- unless you're truly rich and don't mind paying. I am tempted to buy in Batumi, but it's hard to justify purchasing an apartment compared to investing the same money in a maintenance-free diversified portfolio.

    • @dpashutskii
      @dpashutskii Před měsícem

      That's awesome. Thanks for sharing such details. I actually like the Netherlands in terms of taxes. They are huge if you're earning a lot, for sure. But the taxes are relatively low if you're a business owner and you don't pay yourself a lot. But not like Georgia, of course :) Totally agree on the stuff. Comfortable chairs and a table are the first things we bought after moving here. I totally understand the pain of acquiring stuff in new countries. I was also thinking about buying 2 to 3 properties worldwide and renting them out throughout the year unless I am there. But that needs serious planning and a bit more cash. Not to mention, I tons of time managing the rental. Haha, we also thought about buying in Georgia at some point. Make sure you know all the downsides. A few of our friends bought a place in Tbilisi for rent, and they regreded it because of some legal issues and maintenance nightmare (couldn't find a good workers)

      That's two different things: starting a family and settling down, and starting a saas business. If you didn't mention a family, I'd recommend completely different options xD I actually think the Netherlands has a very nice startup climate. For the lower earnings there are almost 0 taxes here as well. When your SaaS will start earning a lot, you can figure out where to move the business or how to appropriately incorporate it. If your goal is not 100% startup, I'd recommend asking yourself where you and your family want to live and not where the taxes is lower.

    Thank you for the nice overview Dmitrii! Indeed, it would be nice to cover the topic of ETFs in more detail as this is the recommended approach nowadays for passive investors. By the way, which tool do you use to keep the track of your portfolio (assets allocation, performance)?

      Thanks for the reply! I personally use www.getquin.com (free version is enough for me) I also have a bunch of spreadsheets but that's for tracking the whole net worth, spendings etc.

    Just a nitpick, but mic in the front is too distracting, especially when you started to read numbers. May be move it further to the side if you want to keep it in the frame

      Does Netherlands have something like 401k or other pension focused investment options?

    • @dpashutskii
      @dpashutskii Před měsícem

      Good question. 401k does not make that much sense when the country has a proper government pension funds so it's certainly less popular than in the US or Canada. But we do have private pension funds. Especially with current gov pension situation (it doesn't really keep up with the inflation and housing crisis) it's getting more and more popular Most of the employers will automatically open it for you but you can manage where the money is invested. Sometimes they also do the matching. My employer did 50%. As self-employed you may decide to open it yourself if you want to. There are certain companies that focuses on entrepreneurs and employed. I haven't researched it properly yet. The biggest benefits of them is, like 401k, they are tax deductible. Otherwise investing would have make much more sense.

    Dmitrii, is there any requirement on regards the time you've been married whenever presenting the marriage certificate? for example you must have been married for a year with your wife so it is valid for the Kennismigrant process

    • @dpashutskii
      @dpashutskii Před měsícem

      I don't think so. Moreover, you don't even need to be married, you can be just partners, but in that case, they can ask for more proof. For marriage, we haven't been asked anything.

    I highly recommend course of the dutch language on Futurelearn made by University of Groningen. It's like A1-A2 but it gives all the necessary basics in just a three weeks and it is free on certain dates, starting like every few months. And it uses real life vocabulary and so on. As an application I'd recommend Anki - there are a lot of ready-to-use stacks of cards En-NL to practice on everyday basis. And if you need a textbook you can try one called "Goed Zo" that is conveniently made in USSR and explains a lot in Russian.

      Oh, nice; thank you for the recommendation. Added it to my list of courses. How do I learn the date when it's free? Yeah, Anki is excellent, fully agree. I also use Closemaster, which is similar.

    It is good to know that if you own an apartment, you pay a service fee like you told in the video, but a big part of the service fee goes to the reserve fund for future maintenance. And your share of this fund is taxable for income tax. The exchequer or tax office considers this a savings account, so you need to fill this amount (not the whole amount, only your share of the reserve fund) on your tax return. The administrator of the VvE (home owners association) will mail you (or you can download it from their website) the amount every year for your tax return. Your share of the amount is comparable to your apartment share (appartementsrecht in Dutch) as stated in the notary deed. For example: If all apartments have the same floorspace, and you bought an apartment, you have 1 apartment share of the total, in case of 25 apartments, it is a 1/25th share. So your taxable share of the reserve fund is 0.08%. If apartments have different floors spaces, you have an apartment share of your apartment’s floor space of the total floor space of the building. So if your apartment has a floor space of 120m2 and the total of all apartment floor spaces is 6,000m2, you got a share of 120/6,000th. So your taxable share of the reserve fund is 0.02%. Your neighbors can have an apartment of 150m2, which means they have an apartment share of 0.025%. These apartment shares are mentioned in the notary deed of the purchase of the apartment. Beware that the administrator has to deposit the VvE annual financial papers at the Chamber of Commerce and can be looked into by the tax office.

    • @RealConstructor
      @RealConstructor Před měsícem

      @@dpashutskii Mostly on a savings account, but sometimes they keep it on a bankaccount. You can see this on the annual financial rapport, all bankaccounts of the VvE are registered in this rapport.

    used duolingo for like 6 months years and years ago, switched to something else and made faster progress, duolingo is actually bad. the worst fault it has... it penalizes mistakes, when mistakes are the best way to learn literally anything all to show a few ads. horrible. use literally anything else, literally anything.
