Hey guys. How about digging up some info on the “Downtown Nexton” area under development?
Carillon is the 55+ community that belongs to the Ponds, not Crestwind. When you make these videos, you should get your information correct. Because Crestwind shares the same property, it’s named Crestwind for a reason and not the Ponds and does not represent the Ponds in anyway. you keep coming out with misrepresenting our 55+ community here in the Ponds. I also noticed that you’re not telling everyone that tons of houses will be built at that front pond that you keep talking about with the boat and kayak launch ramp. That view that you keep showing and bragging about will no longer exist in the next year or so. That gate and fob that you keep talking about no longer exists because we can no longer use it because they shut it down to build the houses that will be going in that huge field.

Yes I’m aware of the other small community that is 55 plus but Cresswind is definitely apart of the ponds especially since the owners in Cresswind are allowed to use the Ponds amenities but the Ponds owners are not allowed to use Cresswind amenities. Yes you are right is actually called Cresswind Charleston but it is inside the ponds so most people are going to relate it as part of the ponds. Part of the HOA the Cresswind owners pay goes towards the ponds if I remember correctly. When you search for a home on the MLS Cresswind homes are under the subsection of Cresswind and the subdivision of The Ponds. I’m assuming the big pond/lake is not going away so I don’t think the entire view is going away. But it’s ok I think the video portrayed a great look of the community. I’m sorry that it wasn’t up to your standards but we appreciate you watching so I hope you have an amazing year - Mark

the buyers agency will affect all sales. Luckily we have been told by many of our builders they will continue co-operative commissions though that will allow our compensation to be paid by them but it will still require all the paperwork up front. Not an issue though at all and we can talk through it all with you for sure
Do you know if metal roofs are an option in Four Seasons? And can you get Hardy Board siding?
I would have to check but my gut is saying metal roofs are not allowed in 4 seasons. Hardy Board is an option in Four Seasons and its around $25k more than the vinyl.

That 51k only counts the people that live in the incorporated “city limits”, not all the neighborhoods that are within the “city limits” but aren’t “in town”. Nor does it include the areas with a Summerville address, but aren’t within the “city limits”. The Summerville area is closer to 100k.

Who’s the builder?
Its a builder that goes by AMH. It was initially built for a rental community but the town denied it as rentals so it was a private builder not a national name.

How long will the Internet and cable be included? And do you know the average for the utilities in the ibis? Thanks
Hey Ron - HOA is $312 per quarter with internet and cable included through 2026 which could be extended. These homes are very efficient so I know it would be cheaper than my home built 7 years ago. My guess would be under $200 a month for electric, $80 for water and sewer, about $40 for gas.

Just love that Jasmine Point house. Price is ridiculous. I can’t believe it hasn’t sold. Coves house is nice. Would love to live on the lake system. Summerville is amazing! We’re coming back August 13. Gonna do some exploring around the neighborhoods. Still leaning towards Mungo in Lochton.

How durable is vinyl siding?
85% of the homes here have Vinyl so it is a lot thicker than was in past, sometimes you do still have to replace pieces but overall maintence is way less with just a power wash
How hot is there today?
High of 94 today on Wednesday

Always stuff adding, there will be a new commercial section near cane bay high for sure coming just don't know when
