Love this breakdown - very insightful on what it realistically takes to get a deal under contract. Curious how you think the amount of cold calls it takes to get a lead between calling yourself vs having a VA make your calls?

Yea not how that works you need a real estate license to legally do that since its not personal buy or personal sale you acting like an agent can lead to jail time look it up most states dont allow you to be the middle man or act like a real estate agent without a license to do so. You can find a house send them the zillow info let them talk price and if they are nice send you money for doing the looking for them but you can not be an active party involved in buying or selling the house. If your dumb enough to follow this moron you deserve to go to jail for being dumb

So, how does a wholesaler make money from real estate? They do so by finding a buyer who is willing to pay more than the agreed-upon price for the property. I feel like you still have to have an egregious amount of market knowledge to benefit from this.

Hey just wondering in your free course, I heard something about a 45 day close? 45 days on an all cash deal? Is this the typical norm? Just wondering, or trying to pick your brain. Why would a 45 day close be part of any contingency on an all cash deal? We bought our personal houses x2 over the last 15 years all cash and as such demanded a 2 week close time. I can’t imagine tying up that kind of money for longer. Please elaborate, and thank you
