For sale by owner means you don't need or use a realtor. You show the house yourself
Buyers agent can still be involved. Even if you did FSBO it might be nice to have a buyers agent involved who has different contracts and forms to use
This is why people are fine with real estate agents fees going to 0% and being paid a fixed rate. Ya'll are. Nothing but paper pushers.

A good buyers agent would also encourage the buyers to do another inspection AFTER repairs are made. To make sure it wasn’t shotty work. Many inspection companies will come back within 14-30 days to reinspect if changes are made. At lease here where I am. We also need to get rid of a lot of limitations buyers agents have because a buyers agent should be allowed to tell the customer they might want to question things and might want to look into issues further. Especially if they know things about the other agents that everyday people don’t. For instance here where I am a couple of families bought homes in WELL KNOWN flooding areas and the buyers agent said nothing to the buyers. Not a single thing. And the buyers agent knew these properties flooded bad on just normal rainy days. The seller didn’t disclose everything either, but if I’m paying you a commission and you don’t even have the decency to fight for me and instead just wan to sell a house, somethings wrong with that immortal attitude and it’s the exact reason real estate agents are given bad raps and looks highly against. AND not trusted.
A great agent should represent you to the best of their abilities and cater to your needs when finding the right home. A great agent doesn’t worry about just selling a house as they will go to great lengths to help.

Buying a home without the land is a great way to be a permanent renter.
If you’re getting absolute crickets and you did your comps and everything right, I’d say you’re at least 5% off, but possibly more than 9% depending on the market. Some markets are just so competitive lately that even comparable houses are off for reasons not limited to square footage, lot, beds, baths, etc.

If it wasn’t for those awful attorneys, the plaintiffs would get nothing. If those awful attorneys worked pro bono, the plaintiffs would receive around $19 per claim instead of $13 per claim. Wow big difference. Realtors want to point the finger at the greedy attorneys when they are the ones who are at fault.
I agree transparency is needed in every industry. Sadly not every agent in every state practices the same professionalism. There isn’t enough training required by the states when getting a license. Plaintiffs felt they were charged too much, often pointing to a 6% commission. It’s just an ironic world that attorneys can make a percentage in their field as well and it could be around 33% 🤷♂️

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

If you do not know whether to buy a house or not, it is best you seek guidance from a well-experienced advisor for proper portfolio allocation. So far, that’s how I’ve stayed afloat over 5 years now, amassing nearly $1m in return on investments.

I would bet against that, and don't see much changing. Buyers are generally tight on cash and a seller is going to have to cover the cost. If I were an agent, I would be excited about the opportunity to negotiate my own commission instead of a listing agent who may not offer a fair split. I think people will be surprised to see the seller still ends up paying. It just can't be advertised on the MLS that way.

How do real estate agents pay their bills before they get their first commission?
I usually recommend building up 3-6 months of reserves when jumping into the industry
I usually keep a flexible job while doing real estate. Bartending for me is great because I make a decent amount of money without having to work 9 to 5 every single day.
This is going to be interesting to see how it plays out. I think it's great for you to know and explain your value. But I think you have to start thinking like the consumer, who can't pay for their groceries right now. They're not going to offer you a three percent check on top of everything else that they're coming to the table with to purchase a home. This is only step one. Let us not forget that the d o j did not want the seller to pay anything because they said that was the reason why the prices were so high for the homes. You don't have to be a rocket scientist to understand just because someone does not have to pay three percent any longer, does not mean they are going to lower the price that they can get on their property. Once this goes into effect, if prices remain high and they can convince people that seller paid commission to the buyer agent is the reason why, they will come after that next and make it illegal for the seller to pay the buyers side anything. Now, I am not a proponent for that.I believe in the free market and if the seller wants to pay the seller should be able to pay. I think there's a long term objective here and we are just at step one, sadly.

It use to be. The new 2024 version removed that. You’d have to add language to be able to assign the contract

I think it’s rich that all these agents compare themselves to doctors, lawyers, etc. they take a two week course and take a test. The value isn’t there. Needs to be a flat fee. Maybe 1 to 2k max. Gravy train has been derailed. Gonna have to actually earn it from here on out. Good luck!

Great video! I planned on starting Real Estate school this week & I’m now seeing & researching the whole NAR settlement. I’ve seen a few videos & blogs about the future for real estate in general but haven’t really seen anything about opinions on people wanting to join the field.. do you have any suggestions on this topic? Or links to someone who has addressed this?
No area in the US economy has grown as much as the cost of housing except for realtor compensation. Yet technology has made realtors much more efficient at thier job. 2nd we have a huge shortage of homes that makes it easier to do the job. 3rd there is an over abundance of realtors. In every area of the economy market forces would not allow this compensation growth to happen at this pace. Unless it is due to lack of information and/or Collusion Bring on Redfin, Zillow, Opendoor ect.. with their own MLS and market comparisons as a flat fee service. Show your own house. When you have a buyer Bring on Redfin, Zillow, Opendoor ect to offer flat fee Intermediary without appointments service. Staff with realestate transaction coordinators. Split fees between seller and buyer based on what the transaction coordinator is doing for each party. Sellers and Buyers need to pay for their own level of realestate assistance/agent!!! Period!! If you've been living in the home and you can't 1.) prep your home to sell, 2.) answer potential buyer questions, or 3.) understand what offer ammount you should accept or reject... then you need to hire an agent to fill your skill gap. If you can't go on the internet and 1.)search for a home to visit. 2.) or learn all the question you need to ask 3.) Or know the ammount you should offer based on the comps you have been given. then you need to hire an agent to fill your skill gap.

In Vegas I had to look hard to find an agent who would take 5%. They all wanted 6%. It is price fixing IMO. So fine these guys lost out on quick sales with minimal work. Tens of thousands of $$. Even at 5% it was a rip-off.
This will just move home sales to open houses. Dual agency will also explode. All this is going to do is move the co-broker commission from the MLS to the purchase contract. The buyer will request the seller pay X% of the buyer's commission from the proceeds of the sale. It will be just another concession on the seller side. Nothing to see here.
