I know these areas are less desired but perhaps go out your comfort area and discuss Van Nuys real estate. It could get more views because it’s less discussed and could lead to you discussing Winettka or Northridge later.

I live in Mar Vista on Barrington. I could not see myself live anywhere else. Its not too hot in the summer, quiete, less homeless.

I lived not far from Silver Lake starting in the 1960s, and even back then it was pricey, especially near the lake.

The southwest area was originally home to the Beverly Hills Racetrack. It was just one of those things to get people to visit this new area to live in.

It was because Beverly Hills had their own water supply that they were able to escape annexation by the city of Los Angeles with their huge water supply from the Owens Valley east of the Sierra Nevada Mountains.

I was having a fit when I got the news my taxes were going up but no where near LA property tax. This video is very helpful.

I have lived in Sunset Park most of my life - I have also lived on 3rd Street south of Ocean Park Blvd -5th and Hollister across from Los Amigos Park and OWN a house FULLY PAID FOR with Prop 13 Tax Exemptions in Sunset Park - I can walk to the beach or drive around for groceries - WOULD NOT LIVE ANYWHERE BUT SANTA MONICA!!!!!!!!!!!!!!!

From what i have seen its called a header board and usually much thicker than then average wood used on the jobsite and the ones we got had to be a specific type of board that is rated up to a certain point

It’s time to end buyer agent commissions paid by the seller. Australia and the UK have been operating for decades where the buyer pays their own agent commissions. Don’t be fooled by all this rhetoric. Hire an attorney to do the paperwork.

Buyer give ALL the money to seller, with that money seller pays ALL the costs to sell. All of them. The buyer agent’s commission, the seller agent’s commission, any and all fees and repairs. ALL the money comes from the buyer. A seller can sell without an agent but the MLS is THE repository of buyers where sellers go to get the best price for their home. It works like that because it evolved to work like that.

This is actually incorrect information. Castle doctrine is only protecting a home owners right to stand his ground inside his home. The reasonable presumption is a separate legal concept from castle doctrine.
