Absolutely keep the bidet as you plan to do Air BnB . Likely it will be Europeans and Italians would want one. Many people from Asia will also want a bidet but they often have the hand held spray type or a Japanese toilet. Frankly just keep the bidet.

I am so Surprised the Geometra told you the agent doesn’t get any commission, that makes no sense at all, estate agents get paid a commission/fee when they sell a property, that’s how they make their living, it’s standard in real estate in most countries but guessing not in Australia as you were surprised by it. Agents fee is separate from the house price, same as Geometra and Notario. Fees. He must have assumed you knew that. I was shocked when I started looking into buying in Italy and found out all the fees involved, the estate agents fee on cheap houses seems so disproportionate, but they do the same amount of work if they are selling a 20k house or a 200k house so it makes sense. Way I see it is nowhere can I get a great house so cheap including the fees for all involved. 😊

Re the bidet. Most women do not consider our anatomy makes us vulnerable to acquiring Urinary Tract Infections (UTIs), so washing is important in that intimate area. If you don't have room for a bidet but can afford a toilet with a bidet feature, it sounds like you've already worked out the solution to the problem.

Commissions are normal Bianca. Good to find your channel. We are Aussies as well, been here almost three years. Maybe think of the commission like you do paying the Geometra or any other service. Although agents may not have building expertise etc. They are providing a service and they are also part of the community. However, finding the commission before is a good idea considering it also helps to know what you eventually pay. Another thing to consider, and for everyone reading here is that many people complain not just about the realtor commission but the fees of the Notary, especially when they seem disproportionately large when you pay so little for a house, but in terms of what the Notary does, they basically do the same job if you pay 1000 euros for a house or 100,000 so why would they cut their wage? Anyway, just some thoughts.

My understanding in Italy the buyer and seller both pay a commission to the agent. This is usually between 3 and 6% of the sale price. I don't think it's a fair deal, as in Australia, only the seller pays the agent, and it's negotiable between 1 and 3% of the sale price. I'm glad that Nico has been supportive of you during these deals.

I remember the episode where you mentioned getting rid of the bidet, and I wanted to comment on it at the time. I feel compelled to share my thoughts now. As you know, I grew up in Los Angeles with immigrant Italian parents and used to visit Italy every summer during my childhood and teenage years. Despite having access to bidets, I never used them, I downright refused; in fact, the idea grossed me out. Even when my parents installed one in their master bathroom during my late teens, I still didn't use it. Several months ago, I stayed at a friend's house in San Diego and tried a modern bidet attachment on their toilet seat. I was surprised to discover how much I liked it. Upon returning home, I promptly purchased one for myself. I can confidently say that it's one of the best purchases I've ever made. I don't think I'll ever go back to not using one.

I was super surprised about the real estate agent story. In Italy both the buyer and the seller pay the real estate agent a commission. I knew this before I started househunting in Italy and paid a commission for the house I eventually bought in Umbria. Yes it was super high in relation to the price of my house (€9500 for my house, €3,600 for their commission) but I wanted the house and paid it. You paying €2,000 was probably the correct amount that would have been charged an Italian buyer. They were obviously trying it on but you were lucky they reduced it to that in the end.

The agent was shady for sure, but technically, according to the Italian law, a commission (4% from the seller and 4% from the buyer) has to be paid to an agent when a deal is done through his work. This, even if no one spoked about that before, because the commission is implicit when using the services of an agent. Next time, better to ask and negotiate before. Btw, 4% on 26.000 is 1.000 Euros (plus VAT has to be added), so you ended up paying a bit more in commissions, but not too much.

I think you can do whatever you want in your house or videos, despite the criticism or negative opinions, those ppl don't think they will like someone telling them what to do, or show or say etc, like the one bother bc the subtitles in italian 🙄 ignore them or block them. Cheers!

That’s funny my first thought was get a Japanese toilet, bidet out , shower in = bingo. There’s no garden right ? Did I see a roof top area? Thinking of a roof top garden = sorry just my imagination running away with itself, what’s the weather like in the winter there ? A good compromise on the bidet is to get a sprayer and attach it to a normal toilet. It might be far cheaper than a Japanese toilet.

You have an asbestos sheet on the roof under that part roof too the left as you face it and that grey sheet standing upright might also be too. Careful with that material.

Plants-weeds-moss between tiles make almost every roof leaky. They use minimal amounts of compost created by fallen/flying leaves, this can work like a sponge when in rains. Even if just rarely like in Sardinia.

My grandmother liked to to pick up things that the previous generation was discarding in the 40s and 50s. I have 100 to 250 year old furniture pieces that have been refinished. For my grandmother it was a hobby and practical. Go to resale stores and tag sales antique shops. The church may have a yearly rummage sale. Get out and explore you would be amazed with what will fit in a small car and you will meet people. Remember antiques are the original way to recycle.

My thought is to keep the walls as is, because you don’t want to find anything bad. Once you have the roof done, then you can do other things. If you can find someone to remove the tub and install old beautiful tiles to match your house’s period, the shower on the lower floor would be the first thing. I have seen Nicky Positano(you tube channel) had her kitchen redone in a furniture style. You might want to do it like she did. They live in Tuscany. Not near you but you might find someone who will do yours in a similar style. Hers is absolutely fabulous. As far as the upstairs, I wouldn’t dare make any structural changes, it’s very expensive, and you really don’t have any idea how the house foundations are set up. You could end up with a crumbling cracked house that is uninhabitable. So, be very careful. I wouldn’t dare do any wall changes anywhere, especially on that third floor. In fact you may use the terrace for a garden, the top floor for art work, sewing, or hobbies. The two bedrooms could share a toilet and sink, and maybe another shower. But your main floor is where you should live while you are fixing it up. I’d not want to live on those upper floors, those are a lot of steps. An Airbnb would probably be better upstairs. Closing off the kitchen entrance for your privacy. I’m in my 60s you might want to think about how you will live in it as you age. Oh, maybe a kitchen /great room and bedroom and bath on second floor, you could leave the terrace for your Airbnb but lock up the craft area. You could put your washer dryer in alcove. Mini splits are very efficient heat and cool.
