Hands down the WORST, most uninviting place I have ever visited. It’s filled with relocated CA SNOBS who buy over priced regular looking houses in developments but think they own the world. And the old money doesn’t even want them there. There’s maybe 30 camping spots available so good luck!! Also the forests are filled with mosquitoes. The ski mountain is about 15 jagged steep trails with no decent lifts and not a lot of snow. The hotels are raggedy and overpriced. NOT worth the drive.

So sad to hear of the sell ...we had many years of enjoyment on our vacations at Rocky River...God bless the owners ..

This almost happened to me last September. I had a conversation with a woman who wanted to sell her golf course lot in Highlands, a highly desirable area in Breckenridge. Naturally, I was very excited and went to see the land, took pictures, and scheduled an aerial photographer. Meanwhile, I couldn't reach the so-called seller after that first conversation. She insisted on communicating by text. This raised warning flags, so I began digging and found the agent who sold (the real person) the property many years earlier was still in business. It was an 83 year-old widow on the east coast. The woman I spoke to sounded young and had a British accent. (LOVE my Brit friends... just noting a detail here!!) So sure enough, it was a scammer. So I reported it to law enforcement and strung the scammer along until she stopped contacting me. She never even knew I hadn't listed it.

hey.i checked your channel for long time, You give many beautiful videos but your videos don't get views and subscribers. I found some reasons for this, 1, You don't have nice title, tag and thumbnail, because of which your videos are not reaching many people If you give them correctly then your views and subscribers will come. Speaking from my experience of 5 years

Jesse is of course right, because she always is. If she doesn't know the answer she knows someone who does. Jesse has sold us three properties over the past year and her service, availability and knowledge are beyond compare. My wife and I had dreamed of owning a mountain property for years but never thought we could pull it off. Three years ago Jesse was the only one in town who answered her phone immediately and took us to see about 10 properties. As a Gunnison County local she had insight that other might not. With help from Jesse we got financing and were on our way to fulfilling our dream. The first year we came close to breaking even, and got to us the property a bunch. We got in at just the right time and over the last 3 year were able to see large capital gains and mostly cover costs while using the property a lot. Had we been more aggressive with our rentals we probably could have cash flowed a little. But we wanted quality guests who would take care of our place. We bought a condo early this year which is also doing pretty well. With high interest rates we hoping to refinance and that the property will increase in value when rates come down. What choice do you have? I bought a condo by the airport in Denver for 327,000. 368 a month hoa. My cousin owns an 8,600,000 house in Dallas. 168 a month hoa. Go figure. I would urge everyone to audit the hoa board’s books.

I thought they could only raise property taxes 5.5 percent per year. I had a 4 acre sliver that is vacant. It was 9 dollars when I bought it in 2017. It was 1600.00 last year. I called them to complain (no formal complaint), and a month later they sent me a check for 1600.00 for the past two years. It was that egregious. They are broke, and they just evaluate properties at outrageous rates, and then pass it along to you.

More rules. Great! Land of the free, right?

STUNNING views. Nothing like that within 1000s of miles of where I live (Perth, Western Australia). Heck, we don't even get snow in the vast majority of Australia, which is a big extra difference. But of course, we have spectacular beaches (I live about 2-3 miles from one!) so there is that.
