Hi, thanks for your comment. Can I check which property in Punggol are you referring to? Based on the URA statistics, we see that all units that were transacted in Blossom Residences were sold at a good profit, with zero unprofitable transaction. Let us know if you have any more questions? :)
There's been lack of recent new launches within Bukit Panjang vicinity compared to Punggol town hence slower CA growth. Prolly with an upcoming new EC launch in Senja area might boost growth for this private EC....

How big is this unit?
Aiyo. Most people won't be bothered about the Italian name and it's meaning lah. In fact the name sounds classy. Sword is good ah,斩妖除魔,no evil dares to go near, hahaha! Chinese are more particular with the numbers like if it's 4th floor or block 4 or unit 04 then no good. Facing, orientation, brightness of the unit ( cannot look eerie and dim), whether it's breezy or not also very important. Espada's PSF is very attractive in the CCR area. It's highly affordable in the $2300-$2400 range, devt size is good with condo facilities and even for the 646-721sft size units, the quantum is not high. 3 minutes walk to ntuc and eateries. 7 mins walk to mrt. Value for 💰 ah, attractive rental too. I should seriously consider it. Prices seem to be moving up. Sellers' are now very persistent on their prices, not urgent to sell at all. Not happy, won't sell unless it's a good price.😑
Aiyah. I am a Chinese, I am not at all bothered by this Latin name, in fact it sounds classy. Unless it is named Sword in Chinese.🤣😂 Chinese are more particular with numbers, facing, orientation, breezy or not and the unit must be bright, not the dim dim type... eerie. Not many will go for 4. Any floor or unit with 4, Chinese try to avoid. Espada is very good. All its numbers are good. It's postal code is 238126. And it's 48 St Thomas Walk. 48 is good for Chinese. I have done alot of homework in this Killiney, Devonshire and Orchard area. Metz is near mrt but old and psf quite high compared to Espada. Illuminare has hardly any facilities and is a small devt. Psf relatively high too. Devonshire Residences is like Illuminaire. One Devonshire is high end condo. Boutique at Killiney is rather low rise and two bedders are about 736-818 sft so the quantum is relatively much higher than Espada. One Oxley is very poorly maintained. The Oxley has bigger one and two bedders so same as Boutique, higher quantum. Rise at Oxley seems to be up on a hill and with only Singapore shopping center right opposite. Hard to get groceries or dabao food and psf around $2300-$2400. Espada seems the best deal although the 355 sft are quite small la. The 646-721 sft units are good sizes and the quantum's affordable. The 24 hrs NTUC and eateries is 3 minutes walk. The mrt is a reasonable 7-9 mins stroll. The devt is very peaceful. The expats are mostly japanese, Koreans or Caucasians. Full condo facilities. Very breezy at the balcony, big balcony allows lots of sunshine into the unit. No west sun but depends on the stack and facing. Some units get the beautiful MBS night view, wow! Prize is attractive as the asking is only $2300-$2400. Considered relatively cheap in the CCR area. Price is moving up and sellers are hard on their prices. My hubby loves one of the unit but still waiting for seller to lower the price a bit. I think a few months down the road or next year when the Lentor and amk launch, CCR condos will be even more attractive. If I am an investor, I rather go for FH CCR than leasehold OCR or RCR.
