Can this fee be covered by lender credit? It sounds like it doesn't have a tolerance, is that correct? Thanks!
There isn't a tolerance on that type of fee, and it could be covered by a lender or a real estate agent credit. The issue is more the negative reaction from the buyer when their bottom line goes up at the last minute. We believe in no surprises!

Run, Run away from anyone that says don't use your VA Loan. Rates should be lower the up front funding fee is reduced as you put cash down.
Absolutely! The VA is a wonderful loan, and we love assisting our veteran buyers. The point of the video is that each case is different and in some cases, for example, when buyers have a large down payment- they may be better served by other options viewed more favorably by listing agents.
@theryanmortgageteam I have has so many agents sing the same song, you are all wrong. The selling agent is bias against VA? Seriously consider the qualified borrowers that were driven away by pure ignorance.
Listen to her that, she spot on with her advice. 22 years in the business, and I will tell you mini senior realtors have had issues with VA loans that make them skeptical. If I’ve ever had a deal, not a praise VA loans are typically the reason why. It might not be right, but there is a mindset about appraisal problems

Could you please comment on this question. If I have a seller client that has an assumable FHA mortgage, my understanding from your video is the new buyer assumes their loan balance. How does the seller recap the equity they have in the house?
The new buyer would have to bridge the difference with their own funds (cash, or some other alternate type of financing)

Yes, I've had "issues" with "Out of State" lenders....the most common, has been NOT funding on time, or at the Closing Table! That's frustrating for all parties, as the Buyer cannot take possession of the property AT CLOSING~!
That is frustrating! Hoping other people can avoid this headache by using in-state lenders!!

I would love the condo verbiage-excellent advice!! Also, I've run into several issues with condos in Atlanta that share amenities with a hotel that made lending very difficult. Example 12 Centennial and Atlantic Station. Other agents might want info on this.
