How are the schools? Raising kids in newburyport?
I personally didn't like the schools just solely because of just schools not teaching anyone the proper things for today's society. Hpwever it's pretty good as far as diversity and some elective classes are nice. Because I was born and raised here, I can say it's a pretty good place to raise kids. It's a good town to meet people and make new friends.
I dare you to watch your own video and not feel completely bothered by that background soundtrack. I recommend you either takes a level way down so we can hear you better or just don't use it at all. Otherwise really useful content. Thank you

Is a hot tub a top amenity?
I think a hot tub is a great amenity to attract guests. But if you do have a hot tub, it's imperative that you have the right people/systems in place to ensure it's regularly treated and clean. Having a dirty hot tub is worse than having no hot tub ;)

Dude, look.. Your set is nice, your intro is nice, and you have amazing video quality. But, you have no energy or on screen presence in this video and the audio is too soft. You seem knowledgeable, so I want to see your channel grow, but try practicing more enthusiasm when you speak and put a mic closer to you for better audio quality. Good luck and I hope to see your channel grow quickly!
One more tip, though beautiful, your intro is probably a little too long. Viewers have super short attention spans these days and a 10 second intro may totally lose your viewer. I'd trim it down to a max of 5 seconds. In most cases, if you don't capture the viewers attention and engage them within the first 10 seconds, they will click off. I recommend checking out Think Media's CZcams channel that has a ton of content about helping grow your channel and increasing engagement.

Listen….the king size bed thing 😂. It’s definitely a privilege thing but being low medium class my whole life (coughpoor) once my husband and I got a Cali King wow, we have issues sleeping in anything less hahahaha 🤷🏻♀️ and I bet if people don’t have a king size bed themselves for any reason, they probably love to have one at the hotel or AirBnb. At least couples.

The king bed tip is essential I dont know any person that is pleased with a queen bed in a master bedroom. A queen bed is just too small for most couples. If I could fit it I would reccomend putting a king in the master and 1 other bedroom. Also unless you have 3 bedrooms+ never do twin bunk beds! They are tacky and uncomfortable for any guests other then kids. If you can make a full matress bunk bed it could work but if you want more then one bed in a room I would reccomend two full size beds across from each other. A full sized mattress is the smallest matress for 1 normal sized adult.

Pet friendly also means you're turning away people that dont have pets and don't want to stay in a pet friendly place.
Hi Tahoe, thanks for your comment! You make a great point. There are certainly people who prefer not to rent a place that is pet friendly due mainly to possible allergies to pets... That being said, of the 50+ properties I currently own and/or manage, the pet-friendly ones book the quickest and get premium rates... But you're right, you may alienate some potential renters.
My family DOES NOT rent pet friendly houses. It's gross, I would rather the same of cigarette smoke. But let's be clear, I don't like either.
@@JJWeitz As long as you have a good cleaning crew cleaning your units than most people don't even notice. People who have that bad of allergies usually are already in bad shape being outside anyway in these nice recreational airbnb rentals so the house isn't going to set them off... the air in general is. Far and few between as he said, the real majority are pet lovers and or don't care as long as you have a nice and clean place to come to.

Suggestion: after we've 'met' the interviewees, why not feature more video to emphasize what they describe: Inn Street from Pleasant, Market Square 360, Custom House & Boardwalk, more shots of the actual restaurants/shops, Rail Trail junctions, etc. Loved that you included the airport!!! Show a quick views of specific architecture you lauded: nothing get history-loving visitors here more than classic Federalist, Greek Revival, fmed N.E. steeples, painted ladies, Institution for Savings, Dalton Club or Library--all within walking distance! Loved this summer video; might you next create a sister video of fall/winter? NBPT is unique in that it doesn't close down when seasons change, but decorated lamp posts & window boxes & holiday lights, Invitation Nights and the refuge each are enticing for strolls. Dennis Gonzales lives at Harbor Marina each summer with fab mini videos of sunrise, then blend with15 sec sunset videos! Asa realtor, you have a super concept to lure visitors or prospective homeowners to Come & See. Excellent! And your suave presentation is inviting. I'll use it to get relatives to visit for a reunion here next year. You might include B&Bs (just shots) to show that day trippers have great intown options if they want to expand their Come & See experience that might result in a sale! We arrived in 1994 and have loved the schools, neighbors, faith communities & natural beauty here. Bravo for your video!
