we ALL know the numbers do NOT need another AGENT and a CHANNEL , to many already...just like listings with a bad backdrop to boot!!

*where in Toronto is there a condo building with no amenities ?, would be great to see a building with no gyms, pools, party rooms, patio etc.., just a simple lobby with no desks*

Great episode! David and Tara did a fantastic job explaining the current rental market in Toronto. The insights on new condo completions, the extended vacancy times, and the ability to negotiate rents were spot on. Loved the real-life horror stories too-definitely made the challenges of both landlords and tenants very real. Cant find any $1 listings so the mkts. must be doing well lol .. am waiting for -0.5% prime and banks to pay me to take a mortg. like in the EU some years back

Uhh, the condo market is ONLY getting worse from here with the new inventory coming on from a deluge of units from deals where the “purchaser” walked.

PS, the "shelf life" is the solvency of sellers. They may be able to hold on for now...until they can't and must sell into the current market

So smart guys. What happens if condo prices get cut in half? How about 100k condos coming on line in Toronto in the next 3 years. How about condos that are coming on line at 1500-2000sft compared to today at best 1000sft going down by the day. What do you honestly think has been holding this whole house of cards up for the last decade? What has changed in Toronto in the past decade? One answer. Condos.

They sound like pretty cool guys actually, maybe the reason the housing prices are holding up despite no buyers. No one is in financial stress to sell.

My house is the last one on a dead-end street and a train runs right behind it - there is one passing by right now. I've lived here for almost 20 years. The funny thing is that our family used to live by these same tracks when I was a little kid. I can remember being about 5 years-old and going to sleep in my bed under the window with the sound of the train going by. Now, I am a 59 year-old woman still going to sleep under a window with the train going by outside. I've gotten used to the sound... it's soothing to me now.

Buying a Pre-Con in the last couple years was equivalent to buying Gamestop stock. Sure some lucky people did a successful flip, but whoever is still holding is now the greater fool. Enjoy!😂

I am very traditional as far as my preference is concerned but one of the things I like about more modern houses is the amount of light/views. I like them from the inside--not so much from the outside because they often look like Lego, unless there is a lot of detail. This house is very ugly from the outside but doesn't seem to have the advantages of a modern home. No windows to speak of. No views. By far the ugliest house on a beautiful street.

Why does this not have more hits. I bought a unit with the same sink. There are hundreds more design crimes.

Probably one of the single most important components to selling a property is the listing. It's too bad the potential sellers can't see the difference between a good listing and a poorly populated listing. The consumer is generally looking through listings like Tinder these days and if you don't have great pictures, a compelling description and the info they are looking for, they just move on to the next one. And as a Realtor, a well done listing also is a good first impression for us, because we know we will be working with someone competent. A poor listing, you just know you will be working with a slacker and it's going to be a struggle.
