    Great episode! David and Tara did a fantastic job explaining the current rental market in Toronto. The insights on new condo completions, the extended vacancy times, and the ability to negotiate rents were spot on. The discussion about rental scams and the importance of due diligence was really eye-opening. Loved the real-life horror stories too-definitely made the challenges of both landlords and tenants very real. It will be interesting to see how the market adapts over the next year, especially with more new builds coming online and potential changes in tenant-landlord dynamics.

    So smart guys. What happens if condo prices get cut in half? How about 100k condos coming on line in Toronto in the next 3 years. How about condos that are coming on line at 1500-2000sft compared to today at best 1000sft going down by the day. What do you honestly think has been holding this whole house of cards up for the last decade? What has changed in Toronto in the past decade? One answer. Condos.

    My house is the last one on a dead-end street and a train runs right behind it - there is one passing by right now. I've lived here for almost 20 years. The funny thing is that our family used to live by these same tracks when I was a little kid. I can remember being about 5 years-old and going to sleep in my bed under the window with the sound of the train going by. Now, I am a 59 year-old woman still going to sleep under a window with the train going by outside. I've gotten used to the sound... it's soothing to me now.

    Great video. If people are bearish buy and sell it to them when they are bullish and pay for it. Buffet top rule, buy when people are selling and sell when people are buying. Your friend's father gave your friend opposite advice

    I am very traditional as far as my preference is concerned but one of the things I like about more modern houses is the amount of light/views. I like them from the inside--not so much from the outside because they often look like Lego, unless there is a lot of detail. This house is very ugly from the outside but doesn't seem to have the advantages of a modern home. No windows to speak of. No views. By far the ugliest house on a beautiful street.

    Probably one of the single most important components to selling a property is the listing. It's too bad the potential sellers can't see the difference between a good listing and a poorly populated listing. The consumer is generally looking through listings like Tinder these days and if you don't have great pictures, a compelling description and the info they are looking for, they just move on to the next one. And as a Realtor, a well done listing also is a good first impression for us, because we know we will be working with someone competent. A poor listing, you just know you will be working with a slacker and it's going to be a struggle.
