How much did it cost to build
Reasonable cost for a garage conversion is about $50k. Septic is the hardest part.

National city has an extremely aggressive code/ building dep. They follow the recent sale. Drive them. If any work is going on without a permit. You are screwed and will be made an example of. It's called a task force.

If you BRRR do the rents cover the mortgage payment ?
Yes, that’s the idea…it’s not easy to make the numbers work in markets like San Diego (without a large down payment) but if you add units, it’s easier to make the BRRRR work and keep cashflow positive. Thanks for the comment!
I'm a builder in Florida and thinking of sending my kids to San Diego for college so I'm looking for housing opportunities. Your service of getting entitlements is certainly valuable. But I'm curious as to your opinion of what the investor's return would be potentially after building the 3 units and putting on the market for a long-term tenant. At today's cost of capital, the land alone will necessitate approx $6K/month (not incl prop taxes and insurance). Unless I'm missing something, the investor could end up upside down on this one or is being highly speculative and hoping for an ever-increasing market value. Thanks.
Gregory, I appreciate the question! Florida is the opposite of California and I don’t think I would invest here if I were in your shoes. We have high appreciation but the rent ratio throws off our cashflow numbers. Average SFR price point is $760k and 2-4 units sell for about $400k per unit. Average asking rent is $2300 per month throughout the county. Your ROI would really depend on how good a deal you got on the land and your construction costs.

did you have to sign an affidavit to move into one of the properties and which one are you moving into, the current house or the ones you will be constructing on the newly split lot? how long did the sb9 take from applications to approval of the lot split? did you have to submit the house plans with the lot split application?
Hey John, yes we had to sign the affidavit and have options for which one we move into. The process is still underway and we did submit the building plans at the same time. The development office usually has some level of corrections and this project was no different. You have to plan for at least 9-12 months for approval.

LOL. I am thinking of making a 13 sqm "shed/Storage! into a micro-living cabin in UK. 400 sqf is a normal size of 1-bed apartment here we consider as ample of space!!

How do you get around the owner occupied requirement of SB 9?
It’s been a sticking point for me. I have a couple ideas but none that work across the board or that I want to publish online.
I saw this house on Zillow for so many weeks! I had no idea you could build so many units on it. This is a really interesting analysis. But after building is complete are you able to sell the individual units or would you self manage or give to property manager?
Hi Starheart, Thanks for the question…I think it might be possible to subdivide the units into separate parcels, but I haven’t done that. I would likely refi and turn it over to property management and hold for the long term.

Hey Jenuine, Thanks for asking! I think the easiest way is to join FB groups and either post that you’re looking for deals in those groups or wait for one of the wholesalers to post and then either reply or direct message them. It happens pretty quickly if you’re consistent over a few weeks…

what was the square footage of each room?
Hi Jean-bean, the 2 bedrooms on this one were each about 10x10, then the kitchen and living room combined for roughly 10x18. Thanks for the question!
Great financing points. Our HELOC can finance up to 95% LTV, with Interest-only the first ten years. The HELOC is ideal as it is interest-only during your construction (1 year). After construction is complete, use the rent to pay down your principal within the 10-year period or sooner. There are two risks: variable interest and the lender can freeze the loan if there is a devaluation in home values.
I’ve found a 95% LTV as pretty rare, so that’s awesome if you can actually achieve that level!

The CA ADU Handbook is a good starting point, but then you’ll want to dig into local zoning regulations and building code. Here is the CA Handbook from Dec 2020 www.hcd.ca.gov/policy-research/docs/adu_december_2020_handbook.pdf

Hey Mark: nice job on the ADU project! Where I am, most people still don't know what an ADU is! I'm in the Atlanta area. Local gov'ts will not be supportive of such tight living quarters. Maybe in the big city things are different. As part of 7FF, I look to still do things the old fashion way- buy direct from sellers and flip the house! Richard

Still a bit confused on SB 9. Do you have to lot split to be able to build that many units in the yard?
@Robert Gonzalez. Thanks for the question! Not necessarily. The lot split is a component of the bill but not the only component. After building the units, you have the option to split the lot and sell separately, IF you record your intention to owner occupy one unit for at least three years.
