I've always been taught that 120 - 125°F is the ideal temperature to set a water heater thermostat, as this temperature range high enough to reduce or eliminate the growth of harmful bacteria that can cause Legionnaires disease, but still low enough so as not to cause immediate scalding although burns can still occur, particularly in children and elderly persons. Higher temperatures also increase energy consumption and reduce the life of the unit. All that being said, households with children, disabled or elderly persons may want to consider a lower temperature setting, in the 110-120 range. If a dishwasher recommends hotter water in the 140°F range for instance, tempering valves should be installed at individual faucets, particularly important for the bathtub/shower, to reduce the maximum temperature delivered. Note that most modern dishwashers are equipped with an internal heater to boost the water temperature as needed, so water heater settings exceeding 125°F are rarely necessary for residential use. On the flipside, some commercial water heaters have thermostats with a maximum setting of 180°F, and a minimum of 120°F.

I never saw a joist called out as also a beam (4:20). I assume the joist becomes a beam when it carries the load to the rim board, which supports the other joists? So on this example, every other joist is also a beam? Either that or the drawing isn't right, or maybe I'm just not getting it. I wish you had a 3D rendering also.

Many professionals here on CZcams don't cut the house wrap, which means they don't achieve a true shingled pattern. It looks like you cut the house wrap above, install first the bottom drip rail, then the wide bottom peel and stick membrane that goes over that bottom drip rail, then install the top drip cap, then a second layer of membrane that attaches over the top drip rail and under the top house wrap, and tape the house wrap layered on top of that. After all done, install the ledger board and you're done. The tricky part is how on either side lateral to where the cut ends, even the bottom membrane is taped over the section of house wrap. That corner on each side could be a vulnerable point of entry. It seems complicated compared to what the pros do.

He doesn’t know electrical. His assessment of the panel was wrong, a 220 circuit uses the white or neutral for a hot wire. R-22 isn’t hard to find just is expensive. They are charging it again where it may be brand preference.

In relation to your presentation, I wanted to share this personal concern because I consider that in the current real estate market, the home inspection is a crucial stage to guarantee a safe purchase. However, where I currently live, I see on social media the proliferation of crash courses that promise to make you an inspector in a weekend, putting both buyers and sellers at risk. These weekend courses, which last just 10 hours, cannot provide the complete and rigorous training required for a profession as complex as home inspection. In this limited time, it is impossible to acquire the theoretical and practical knowledge necessary to correctly identify structural, electrical, plumbing, HVAC and other problems that can affect a home. Entrusting the inspection of a property to an uncertified inspector can have serious consequences. An untrained inspector may miss important problems, which could lead to costly repairs for buyers or lawsuits for sellers. Becoming a home inspector certified by a recognized institution like Internachi involves a commitment to training, ethics, and quality of service. This certification not only guarantees competence to clients, but also allows you to stay up-to-date on the constantly evolving rules and regulations of the sector. By choosing a certified inspector, buyers and sellers can rest assured that their property will be evaluated by a trained professional who will follow the industry's strictest standards.
