    We moved to Bastrop end of 2020. I can't wait for Bastrop to "develop". Two supermarkets are not enough , you have to wait in long lines to check out no matter day or time. Healthcare in a very bad situation here. I had to wait 5 months for my fist visit for Primary Physician as new patient because they all fully booked (still waiting by the way, hopefully they won't send me to a nurse or a PA at my visit because that's is normal practice here). Your only option is Urgent Care or ER when you suddenly need to see a doctor. Same situation with OBGyn. Not trying to spoil your video but people should know before moving here. Also, those little stores have no value - there is nothing to buy there and they have been closing one after another , they are like dying dinosaur. Btw, still waiting for that imaginary Tollway on 71, we have been told in 2020 they gonna build tollway from Austin here. Also, it is true - Austin is only 25 minutes away, BUT to where exactly?? There is nothing on East side of Austin, no stores, no supermarkets only taquerias. You literally have to drive to 35. Also, Bastrop city is very strict about their city line, if you live outside their city line even with the address Bastrop - you don't have those privileges like free library card or voting in local elections. No restaurant choices, no infrastructure. It's pretty rural here. But we don't give up, we wait for Bastrop to develop lol.

      Those parks and Colorado river is pretty cool, but that is for winter only considering the heat over here, we rarely have rains here. Last summer we had water restrictions by Bastrop county and couldn't even water our grass... Summer time is pretty boring here, all you can do is seat at the house or drive to Austin entertainment places (which are not on East side). We sold our house on unrestricted land one year ago and moved to a subdivision because some of the neighbors were constantly shooting semi-automatic weapon which was very unpleasant and scary.

      We talk about internet towards the end. His rate is fairly standard: $60-80/month I guess we didn’t cover home insurance, that’s a good one!

    You don't have to go "poo-poo"ing all over Austin. The Homeless are doing a fine job of that already. Also, #1 in live music ?! New Orleans, New York, Chicago and Memphis would like to speak on that. It's great if you need a good job while living in a closet for half your paycheck a month. I've lived here for 15 years.

    I lived in Austin for 30 years. Moved back to NY a few months ago. Austin sucks now. It’s not weird anymore, not a great music city anymore All the cool, locally owned places closed down. It’s just another city now. Lots of traffic and hot AF. I used to LOVE Austin.

    Austinite of 20+ years AND 17+ years of real estate. To say Austin wasn't built to be a city like Houston or Dallas is just NOT RELEVANT. 1/2 of this town is "Hill Country" and beautiful, protected Reserves with wild life...... so NO WAY it would have been cost effective to literally try to build like Houston, Dallas, or SA. Plus, not all parts of the world are meant to be major cities like Houston / Dallas / San Antonio.

    MAYOR sADLER homeless ban lift was a big deal. Also lot more meth head thievery with apd defunding, etc,etc i believe mayor adler welcomed a lot of junk to austin from la, chicago, etc... it has gotten better but it changed the city. especially during covid.... when i moved to austin, you could go see free music shows at record store, make friends there and get invitations to house parties and art coop spaces. rent was cheaper so way more artistic folks who had space to do cool things.... and you didnt have to worry about your car getting broken into, your mail getting robbed, your motorcycle getting stolen, your catalytic converter getting sawed out, hit and runs, aggressive bum addicts, having to wake up people who are literally lying in the street asleep so you can park in alley for work....and as she mentioned, there was less traffic too... there are ton of great folks in austin!... however, as a city, it is now more corporate and sad. AUSTIN CAN BE TAKEN BACK. you just have stop voting dumb. do you even know what district you are in? Do you know who your district rep is? and what are they saying? what is their "vision"? TAKE YOUR CITY BACK! :)

      I think it’s a big mental shift if you bought something 5-12 years ago. There’s plenty of opportunity though. Something to keep in mind is that those of us that have had to buy property on the last 3-5ish years go in with a the expectation of a higher price range and so on. You’re not wrong though, it’s a lot, period. 😊

    I lived in Austin in 2000 and worked for Enterprise Rent A Car where I had to wash cars outside and I can tell you, based on actual experience, it has not gotten hotter one bit. Austin has always been this hot, if not before the year 2000 definitely since. Quit fueling the end of the world green BS!!!

    I’ve lived in Austin for 53 years and I’ve always thought of Terrytown as an overpriced poop hole. Because I cannot stand old houses. They give me the creeps and they just always look dirty. But they’re able to sell these ugly houses for a ridiculous amount of money. I did hear that they are slowly, but surely tearing down these old beaters and putting in nice mansions. So that is good news.

    I’ve been looking at homes in Austin from 5mill - 20 mill , for quite a few years now, and Lakeway In Westlake are really close, but I give the edge to Westlake on being the most expensive. so I don’t know what you were looking at. I know the median HOME price In Westlake is 2.3 million for her house.

    prices do not need to crash, they need to be around 2012 levels when one could buy a house at 3x income in Austin or the suburbs. Back then an average income of 50K could by a decent house for 150K. Will it get that low? who knows,,,, Also median price is up because the sales of lower price homes are down. That is why closed sales are down 18% but median price is up,

    The data is a generalization of the market. Although it is helpful, consumers should also understand that houses are different. Picking the right neighborhood is very important, especially during a downturn.

    I'm a teacher in Fort Worth and we have had a lot of teachers from the Austin area move here. Our median home value is half of what Austin's is and we pay our teachers more. (A teacher with 30 years experience in Austin maxes out at about $68k which isn't nearly enough to live there) When property taxes double for people and almost none of it goes into the education system, your "best places to live" ranking is going to drop. Also, Austin is a blue city in a red state which means everybody is going to have to deal with at least some political issues they don't like.

    The Fall of Commercial Real Estate, will send a ripple effect into the market. Just wait until 2025, 1 Trillion dollars are due, and about 190 small banks in danger of defaulting loans. Along with about 30% of default mortgage payments, foreclosing, credit card default, and the increasing amount of home listing are another reason for market due crashing. As of now 800,000 layoff since 2023, and probably 1,000+ business close since 2023. All indication, that buying a house, means buying a house at the highest point, and terrible rate about 7%. When, home crash, sending new homes underwater, super hard to refinance to lower rate, as you have to come up with the difference in the home appraisal to the mortgage loan amount. If your home loan is $500k, but the house dropped 20% or lets say 400k, in order to refinance, owner has to come up with $100k for the bank in order to refinance the new amount of $400k. Very unhealthy period for buying a home.

    The housing market needs to crash a lot of people can't afford these prices. Even with prices starting to go down a little it's not enough. You'll need to stop coming here and pricing us out. 😡.
