Don't Get RIPPED OFF: How to VALUE Commercial Real Estate
Did the sales match the prices though? House pimps are always trying to get more commission by pumping up values.
What an absolute load of crap, investors are building the town houses in mass and pushig the price up. Its becomig unattainable to buy a house with land or "detatched". Ive never heard so much crap in my life.
Actually the data shows that owner occupiers buy and sell a much larger portion of the Australian property market.
WOW! What a concise, plausible & exciting concept that is presented in such a way that has massively inspired me. Keep your eye on Mr Bean. He will "Pied Piper" you to Life Changing WEALTH!
Thanks so much Kathy! I am glad my content has inspired you.
Second hand Leggo is worth about $30 per kg for normal leggo more for other types.... Some of the leggo people can sell for big buck...
Yeah this was a good find. I donated it to charity so hopefully they can make some money on it.
The other one with Mathew johns between $100.00 to $150.00
Really! That much
The jersey is worth $100.00
The jersey is super cool!
Mick doohan is worth between, $50.00 to $250.00
Wow! That’s a lot more than I was expecting.
Crazy what some people will leave behind!
Yeah I can’t believe what some people throw away!

Thanks Jamie
lol commercial realestate is over. Waaay over. Even New York can't stem the bleeding. No one needs these spaces. You greedy jokers have no one listening to this drivel. Good luck "investors".
Interesting comment. The office sector doesn’t make up the entire commercial property landscape. There is also a retail sector and industrial sector. The industrial sector has record low vacancy in Australia right now and is seen as one of the most stable realestate investments. Neighbourhood retail is also highly sought after with great returns and extremely long leases 7-10 years plus in some cases.
What an amazing man. He instills such confidence.
Thanks so much Kathy
Can i get a chance to edit yr video?
Can i get a chance to edit your videoz?
Very interesting
Thanks mate
Finally someone who can explain that in plain English for me!
Thanks Jordan
Makes sense!
Hello❤❤
Hello 😊
Always keep the Pictures in Frames some one will buy it..............
Thanks for the tip Ricky. I will in future.
Time to find some problems!
That’s it mate!
I'm impressed by your hard work on this video. Keep up the excellent work and keep growing.
Thanks Faraz!
A smart bloke would have put out an advert out for art supplies...just the wooden frames would have been at least $300 and the plans drawer between $500 - $750. Or you could have donated it all to a local school for free just as long as they took everything away... But too late now..
Dam! I’ll keep that in mind for next time.
Hey Andrew, do you personally own this storage unit complex or is it family owned? Just curious, if it's yours how did you manage to scale to such a large complex so young... i'm figuring your in your 30's, cheers mate
Hi Matt Yes I own this facility it’s not family owned, I’m 37. If you want to check out my podcast Commercial Property Show Australia I share exactly how I got this deal over the line with skill and creative finance.
@@andrewbean28 Well done Andrew, very impressive mate, I will most certainly check out the pod, cheers 👍
Thanks Matt!
loln haaaaa omg THE GONG'S tuff man lol haaaa crying over a scratch
😂😂😂 Common give me some credit, it was a bit more than a scratch 😂😂😂
Have you considered putting those smart locks on them that some places have been doing?
@jazzcardashcam Yeah, when I develop a new facility in future I will definitely have them installed from the get go. You can retro fit old facilities with them as well but it can be costly. I have found that upgrading to the smart lock doesn't really provide that much value for the large majority of my customer base and it actually might create more headaches thats why I haven't gone down that road.
very poor audio
@garybarney1448 Thanks for the feedback. Sorry about that. Ill make sure its better next time.
you are a sook
Darryl B Is that a compliment or an insult? @user-st2fm5gw3f
Yeah, the principle is cheaper but you are going to end up spending way more over the course of the mortgage. Unless you can buy outright (but even then, you'd be better off just investing it through other means)
Residential Property is a long term game and the capital growth will usually be better than any other type of investment. Real estate has made more millionaires than any other asset class out there and it will continue to do that. What other means of investing are you talking about?
I con't believe the value this guy is throwing away! Even that wetal cabinet. Take a few more hours, take the art, and let an expert tell you if some/all of it has value.
I see what you are saying but I highly doubt that any of it had any value. Which piece did you think was the most valuable?
@@andrewbean28 Id have paid 200 for that 3 piece. Framed up horizontally would have looked amazing. I was amazed at the dumping but I get it, the unit is the value to you here. But yeah there is a market for hobbyist art and you threw who knows out, maybe a grand? Three? Can't really know but speculate at this point so its kind of moot. Also howd the fk did i end up on this video, my algo threw me an odd one. Tho on a side note I have a 3x3m below ground at storage king for 280 a month. That fit a 3 bed home. Just in my case. Tho everyones needs are different
@@ryandavies964 Really! I had no idea that anyone would be interested in buying hobbyist art. Didn't even know that was a thing. Realistically it would have cost me a lot of time trying to sell all this art plus storing it somewhere and that would have taken me away from getting customers for my self storage facility therefore costing me more money. Next time I find some art ill send you a message. Also if you want a good deal on a storage unit ill be happy to help you out.
Yes U can get good money for the art in fact it was wofth about one miel
Ok next time I find a bunch of artwork I’ll keep that in mind. Where does one go to sell hobbyist artwork?
can you still feel your leg?
Yeah, I was lucky I survived! 😂😂😂
Love how you blur the sign.. but it’s on your hat 😮
😂😂 Yeah I thought that was a bit ridiculous as well.
A noble Chariot for the Self storage king
😂😂😂 I assume you are referring to my trusty red forklift?
Decent hall! Well done getting through that.
Thanks mate! It was a lot of stuff. Not sure why they left it behind.
Very cool!
Now is the time to get in mate!
I'll give that a try!
Good stuff mate! Its a nice quick easy way to understand the population without having to use google.
I love this
Thanks mate
That'll teach you for renting out. A garage as a home...lol...😂
😂😂😂
I e got a question for ya buddie! Let's say when you opened that's unit you found $2000.00 Dollars cash in it. Would you have taken your $1200.00 and returned the other $800.00? I doubt it!😂
All landlords are bastards
Maybe don't obligate ridiculous contracts, and you don't get ghosts in your boxes.
how about just removing their stuff and leaving it on the curb instead of being a fucking thief
That's not how being a for- profit landlord works. Also, on the curb it'd be gone or vandalized, unless he actually told those people to pick it up. (i don't believe being a landlord is good, just that he probably is well within the contract he wrote for this purpose, because renters don't have much of a choice)
Yes because you cant just oh i dont know, ask them to pay the rent by a negotiable date or else you will dump their stuff outside. No, you obvioualy have to steal from those who were probably good people. Just because they didnt yive you money during what could have been a very hard time financially.
It is in the contract. They had an obligation to empty if they couldn't afford it. This is basicly abandoned. Like leaving an apartment full of trash.
I suspect i wouldn't even cost 1200 to buy a whole garage like this one...
On average a garage costs £10 000 in the uk
@@TheKamiBunny looks like google doesn't seem to like my market information, but if you pay that much for a currugated metal garage, you're doing it wrong.
It's normally a block or brick single layer building with a corrugated or more often a felt roof. The doors are also variable. If you use zoopla or rightmove to check in a city limit like Cambridge its £10k. If its in a larger city it's more
Good! you deserve getting nothing since you were going to steal from the tenant instead of getting back rent another way.
Then the tenet should have paid their 1200 if they didn’t want it stolen. Simple. As. That.
Eh never know, maybe there's some valuable coins hiding in there
Buggar! Haha
