New HDB flat will face another 5 years MOP. If HDB rejects their appeal to rent out the whole unit, their cashflow will be blown. Just keep the flat and rent it out since they already MOP-ed.

If family A were to use the 400k to invest in any other investments that can generate say a modest 4% annual returns like Reits on average for 10 years, he would have made 48% of the 400k, which is 192k. It's a matter of opportunity cost. And furthermore, if within this 10 years, Family B meets with situation that requires urgent money needs, he can simply withdraw the 400k from his investments while Family A is stuck with a house full of equity but can't be used until they sells the house.

Dont wait for too long either. In my case I didnt use on the resale flat, now when I want to BTO realize my salary has already exceeded the limit. This means I will get $0 from HDB housing grant. Ouch.

Thank you for your comment! Our clients who have seen both Austville and RR, have concerns about the lack of a store room in the entry level 3 bedroom unit at Riversound. It's definitely something to consider, especially for families looking to upgrade from HDB. On top of that, it's interesting to see that the 3 bedroom units at both Riversound and Austville are currently going for around $1200 per square foot. I'm surprised that Austville has reached the price of a full PTE neighbor in just 4 years on the resale market despite having lower quality facilities than RR (IMO). It's definitely something to think about as we help our clients make a decision.
Nice vid! I was going thru D19 transactions lately and saw the Florida and quartz didn’t moved much (I think) compared to the time I was buying. Are they performing okay? If not, is it due to the age?
Hi, Depends when you bought your condo. but from 2013 to 2017, Quartz went DOWN by 7%, Florida down 2%. But from 2017 till today, Quartz is UP 27%, Florida UP 24%. Hope you have been holding on! We're right in a middle of a bull run and possibly looking at a new run starting again with a lack of supply in the market now.

Developer have to adjust their offer price.. they know that valuation have changed.
there's not much room to go down from 1300-1400psf, due to the land cost they had to pay to win the land tender. eventually when the Tampines AVE 11 across the street gets launched at 2100-2300psf, tenet will look dirt cheap.
@@HeroHomessg why developer cant lose money issit? Building material cost including freight all decrease already. The truth is valuation matrix have changed. Im sure you spoke to bankers and they should have told you that. The latest GLS showing developer isnt very optimistic, infact one plot has a lower psf compared to the last similar plot and the other is 15% over bid vs 2nd developer. Property affordability for EC is so tight......
@@cdang8742 agree - EC MSR @ 30% doesn't make sense any more with the new benchmark pricing. the target audience for ECs might be very well priced out because of tightening financing. are you referring to the lentor land plots? if yes, then thats were we can find value buys. lentor modern went for a premium due to its integrated status. but by buying the plot next door, i think you can save 10-15%, just need to cross one small road everyday. :D time will tell if developer will makan the market next year haha..

brownstone - cheapest EC that just MOP, and mins walk to MRT. with a huge catchment of BTO upgraders at your doorstep. very hard to go wrong here. Btw we have a unit for sale in brownstone too, let us know if you'd like to view
