Certainly. Our firms was made in the 80s and then modified in the mid 2000s. Essentially a grid on any program like Apple numbers or Microsoft excel - scale to your liking- the top has some specific information about the property which we do not use in full - Basically one of the easiest things you can do. Extremely easy to make, and takes basically no effort or skill.

How did you become an appraisal trainee? I am thinking about a career as an appraiser, but should i make sure I have someone to mentor/train me before I take my general appraisal education? I would prefer to go into commercial as well which I know can be a lot more complex with about 2x more education hours.

Depending on the state you live in the requirements may be different. Make sure to find your state board of appraisers website and try to find the most up to date requirements because they have changed in the last few years. There are appraisal classes required as well as college education requirements as well. I would suggest finding someone who would be willing to take you on as their trainee before you start taking classes because it could be difficult to find a supervisor who is actually willing to train someone and be your employer since most appraisers just work for themselves. I was lucky enough to find someone to train under who was willing to hire me to part time and eventually full time hours typing appraisal reports for them and doing office work while working on my classes. I would also suggest asking multiple different local appraisers what kind of employment they would be willing to offer you as a trainee to compare because some appraisers wont even pay you for being a trainee until you get your license and start doing your own appraisals. Like an unpaid internship. Also make sure you know what kind of pay split you would get working for their company as an appraiser so you will know how much of your appraisal fees go to you and how much they will take out to put towards the company. Start by seeing if anyone you already know personally is an appraiser since they would take better care of you than a stranger. Good luck! @@jirvint1050

I worked for FedEx for around 9 years and took some education to eventually get credentials to become an appraiser. God gives us the passion and ideas by putting them on our heart IMO

There is a rigorous credentialing process and application process in the state of Texas to become a certified appraiser. That would be a question for the Texas appraiser and licensing board, but they definitely do FBI background checks and things of this nature. You also have to reapply every two years.

Agreed - I need to have portions that are fast but then slow it down to accentuate key features. Looking at too many dang houses each day I don’t have tons of edit time, but I appreciate the feedback. It’s really right on the money.
