I am located in Central Valley (209) . I have been doing research on building a JrAdu . I have a living room in front of house . I was going to add a front door on the side of house for the unit . And frame 2 new walls to make a bathroom . Essentially it’s a small studio / bathroom/ kitchenette . I would doing all the work myself . I am currently looking into how to start the process Also Would like to know the process of getting a JrAdu space permitted that has already been built .

@@daliasrealty I have not spoken to the city . No contractors as it’s fairly simple . I can do all the work myself as I have been in construction 25 years . Being in construction I know of several who did not get permits and just built it themselves. My questions is what are your thoughts about getting it permitted after the fact ? As I know about 50% of adu in California are unpermitted . Have you had any experience in getting a completed Adu permitted ?

As a realtor, I would never recommend building unpermitted structures because it will expose you to many liabilities and risks with the way that real estate laws work. I am not a real estate lawyer but I have heard so many stories of people being sued for unpermitted structures. There are people who dedicate themselves to sue people and make money this way. In real estate sales, I have also seen unpermitted structures NOT get any value from an appraiser. No, I don't have experience getting ADU approved after the fact, but I have seen many homeowners having to tear them down in certain cities in southern California when they want to sell their home.
@@daliasrealty Thank you the response. I understand in your profession you would never advise to build unpermitted . I had read that there was a process in place to get unpermitted units permitted . I suppose it’s up to each city how that works .

In my calif town , the city offers 3 free pre approved building plans . I got a free 500 sq ft plan , but they also have up to 800 sq ft plans . Checj with your city planning dept to get free preappoved plan .

You’re absolutely right about the EXCELLENT location! Malibu, Santa Barbara/ Montecito, Calabasas all nearby. You also discussed the fires. I went through the most STRESSFUL 10 days of my life with the November, 2018 Woolsey fire. (You moved to T.O. in 2019 and missed it). That enormous wildfire scared me to death, and burned parts of Calabasas, Agoura Hills, Westlake Village, and half of Malibu to the ground. The CONSTANT threat of wildfires reminded me of people living in Tornado alley Oklahoma, or never ending hurricanes of the gulf coast. I MOVED away, and now visit L.A. instead. The fires, and insanely high property taxes forced me out.

Thank you for this beautiful video, but I disagree in 2 points: 1 - the food. Why do you say is not the top? There are many good places here like The Bandit's and Tarantula Hill. You can find Italia, Chinese, Mexican, Indian, Korean restaurants and the main chain like Cheesecake Factory, Lazy Dog, Hurban plates, Lure, all the fast food like In and out, chick filet, Subway... 2- The Reserve? In TO there are plenty of Good Assisted living communities, and Memory care, from University Village to Belmont, Atria, Hillcrest, Loyal, Varenita, Oakview, Silverado... Why mention just The Reserve, that is actually the worst? For the rest, very good job, thank you!

The problem I have with Thousand Oaks is that everyone always brags that it’s in between Santa Barbara and Los Angeles. But it’s neither of those things, and there’s really nothing drawing anyone here except for having a house of their own in a quiet neighborhood. And that’s fine I understand why people want that, but growing up here is extremely sheltering and most people I know from high school have left
