How about avoiding withholding tax by investing in e.g. ETNs or certificates which pay interest rather than dividend?

Don't know if you know about these two, Viking Therapeutics and Altimmune both rumoured to be buyout targets for their weight loss drugs, which could rival the drugs by Novo and Lilly. The stock price of Viking is increasing rapidly and there is still a lot more upside, according to one analyst. Altimmune is around 9 dollars with a very low market cap. Its been under short attack and the target of negative articles. Fake accounts on reddit are urging people to sell Altimmune. I have invested in both.

There's another pitfall and I think an important one: Most dividend ETFs' payout yield is considerably lower than the dividend yield of the stocks they are composed of. This has to do with tax deduction at source and is a serious double taxation issue if you live in a country where the distributions (for distributing ETFs) and/or capital gains (for accumulating ETFs) are taxed. When holding stocks directly, you can reclaim the taxes paid double, but not when holding an ETF. This tax burden that's added only to an ETF drags down the compounding. It's an issue for all stock ETFs but it's particularly serious for dividend ETFs where most of the total return comes from dividends.

Concerning Agree Realty Corporation, given they have increased the share count by a factor of 3X since 2017 this should be included in the valuation analysis. Growth is coming at the expense of shareholder dilution, therefore the question becomes is the growth value exceeding the cost :>)

If we assume the REIT market is being hammered, then we can assume there is more downsides as the risks for the board market materialize: maybe some debt defaults, more dividend cuts, buyouts, and so on. When that starts to materialize then it will probably be the bottom. But since you can never perfectly time the market, I think now we are clearly in the buy zone, even if some more pain will lie ahead

@europeanDGI is 5% income worth to buy at a CPI 3.25% inflation rate nowadays? As a hungarian we will have some problems with double-taxing with american dividends effective from 1st Jan 2024..

Thanks for the video! I've recently added Alexandria, Vici, O and American Tower. Now can't wait for the end of the month when new funds will come in, so many bargains on the market now! I'm planning to add even more of the ones I mentioned + EPR and Healthcare Realty Trust. Now, I don't want to have too much stocks in my portfolio as it gets harder to track them all and so many nicely priced REITs give a little headache :D But this is a pleasant one ;)

Good morning, will you be able to clarify some doubts for me? Can you tell me if there is an agreement for European shares that we can complete or are we double taxed on dividends and capital gains? For example, if you buy LVMH shares and how it pays dividends, will you be taxed in France and Portugal plus 28%? Example if I want to buy Prada shares in Degiro it is only available in Hong Kong and Tradegate, if I buy in Tradegate and as the share pays a few measly cents in dividends, can you tell me exactly what I would discount? I own some O and EPR. EPR though as some risky tenants hence the attractive yield. Being performing much better lately than most REITs though. But my biggest head scratcher is AMT which was surprised not seeing it in this list. Do you have an opinion regarding AMT ?
