I used to agree with a capital gains tax here in New Zealand because as a home owner I thought it was fair to pay tax on money I had gained, especially being gained on something non-productive and possibly speculative. I no longer hold this view. A. A person, couple or family's home is a necessity and was never intended to be productive. B. The gain is not realized until the property is sold but what if you are forced to sell at a loss? Is there a rebate, compensation or anything that recognizes a loss of capital gain? No... therefore it's a firm NO, to a CGTax from me. Hey! and what about inflation! Inflation is caused by the govt. printing and/or borrowing money and this erodes the value of money, meaning houses are forced to rise in cost to adjust for the erosion in the value of money!

Many investor/landlords made their purchases based upon low mortgage costs which they assumed would never increase upon renewal. Many assumed the market value of their condo would always rise. Some wrongly assumed basic human decency in their prospective tenants and screened them inadequately. Many simply hoped for the best. But most of all, every landlord, big or small, rich or poor, made one huge mistake: THEY ASSUMED THE GOVERNMENT (THROUGH THE LANDLORD TENANT BOARD) WOULD FUNCTION EFFICIENTLY IF SOMETHING WENT WRONG. Through bitter experience they learned that the government agencies are utterly incompetent. Now they are on their own, scared, broke, and disillusioned, angry with their tenants, but DISGUSTED with their own government...and I don't blame them for that.
Denzel Washington once said, “If you don’t read the newspaper, you’re uninformed, if you do read the newspaper, you’re misinformed.”
I am slowly selling my income properties in part because of the RTA AND LTB. They will likely be off of the rental market. Fewer units, higher rents and large powerful corporate landlords.

Getting into real estate just isnt3 that easy though. If I buy a duplex and the other units sit for awhile don't I still have to pay on all 4 monthly ?

Since the start of the pandemic, rents have gone up across Canada (and beyond) by over 50%. Thoughtslime was much too generous about the character of landlords: y'all are leeches, just sucking money out of people who actually work. (No, they haven't gone up for the tenants who have managed to stay in their own rental over that period of time, because there's laws against that. But the monthly on a new-to-you rental has SHOT up over the last 4-5 years, entirely disconnected from interest rates, inflation, or any other bullshit that landlords spout.).
Should we need to incorporate a separate company to start investing in multi family units ?
Can you explain the last part. So you refi for 160k and you use that to pay off your initial investment for 150k. But isn’t there a penalty to pay that 150k in one go? Is that 150k a loan? Mortgage? Then in terms of repeat, you now have 9k of new capital in the end. How do you repeat with only 9k? You talk about the addditional 40k but that’s in the house. You can’t cash that out.
Can you explain the last part So you refi for 1M. How do you pay off that initial 870K. Isn’t there penalties to pay it all off in one go assuming it’s a mortgage? And then how do you repeat? By the r time you pay off your initial 870k loan and 100k Reno. There’s no remaining capital to repeat? Please show more numbers and examples.

A one bedroom, one bath and a two bedroom, one bath aren't the same construction price per square foot.... Yes you have to pay for more foundation, roof, lumber, drywall, insulation, windows, doors and electrical (wire and fixure only) but but your major expenses bathroom, cabinets, plumbing, appliances, major electrical you pay nothing extra. And you'll only be paying 20% maybe less of the other material cost for the second bedroom....

I’ve been screwed around by the LTB for over 2.5 years. The living hell they put me through is unbelievable. Needed to take a drastic measures and pulled the plug on this BS system. So I changed the locks now they can chase me. And the worst part is the tenant hasn’t been in there for over a year and a half. What a joke.

I've taken advantage of HELOCs on all of my properties starting with my primary residence. It a modified BRRRR strategy but instead of the refinance I use my HELOC then slowly pay it off with my cash flow it leaves me with access to capital anytime I want and I have the minimum amount of debt at all times because I'm not sitting on large amounts of cash after a refinance.
