It’s a shell game. No different than sellers eating closing costs for buyers, while they agree to pay more.

Are we still under the delusion that the buyer doesn't pay all the buyer and seller costs? Who cares if it comes out of the "seller's side", the transaction doesn't happen until the buyer brings the fat check.

Sellers want to regain as much of their equity as possible when selling and that’s contrary to having sellers being required to pay buyer brokerage commissions which reduces their equity upon the sale. Sellers should have the option to pay $0 to x for the buyer brokerage commission and not being forced to pay something more than zero.

I just stumbled upon you out of interest in Las Vegas/Henderson multi-million dollar homes. I gotta say this is amazing, not just the home but the quality of your listing videos. The quality is top notch, that of and even beyond HGTV or any other major luxury real estate firms. To be clear I’m a regular middle class citizen. I don’t have my real estate license for now I’m just very enthusiastically passionate about real estate, finances, and such. I’m that kind of person to show properties like this to a friend or family member and say, “wow, this is such a great deal!” Even though I’ll probably not break four or five million in lifetime salary as long as I’m just stationary where I’m at. I know you probably won’t see this or it be worth your time, but how did an individual like yourself get started, fast forward now you probably have one of the most well known names in LV/Hen for luxury real estate? I think it’s unreal and a total dream to (not so much luck out, I understand it’s years of hard work and networking) be in your position with a rewarding career and getting to work with amazing clientele. Mark my word, if I ever win a lottery jackpot or stumble on an amazing idea and make one thing after another work, I’ll be reaching out to you to guide me into my dream home.

Rob, The house looks amazing and the floor plan design is perfect. However, the only flaws I see are in the lack of design for the backyard and the small wine display. I would suggest to the seller that they should incorporate a fire design feature for the backyard etc, a fire pit, and/or outdoor fireplace. Nevertheless, the home looks awesome my friend. My Best,
