The High-End Real Estate Market AWAKENS. A Midsummer Market Report
Since October 7, 2023, when Israel was attacked, the high-end real estate market (properties over $8 million) has been sluggish. However, since June 1, we’ve seen a significant uptick. Join Bryn Stroyke of Stroyke Properties at Bayside Real Estate Partners as he provides a mid-summer market update for June and July in Manhattan Beach.
Currently, there are 86 properties on the market and 29 in escrow across the city, equating to a 4-month supply, still favoring sellers. The most notable change is the revival of the high-end market. Since June 1, four out of the seven high-end properties sold post-October 7 have closed, including two major deals on The Strand, one in the Hill section, and another in the Hermosa sand section. Two additional sales are under contract, bringing the potential total to nine high-end sales, with six of these happening after June 1.
The standout sale is our listing at 1800 The Strand, which set a new Manhattan Beach and Hermosa Beach record at $24.5 million. Another Strand property at 3216 is also under contract and could break previous records upon closing in Q3.
