Vision Property Management, LLC, a South Carolina based real estate company, its CEO Alex Szkaradek, and a number of affiliated companies have agreed today, subject to court approval, that more than $3.75 million will be paid in consumer restitution for engaging in and operating an illegal, deceptive, and unlicensed mortgage-lending business that targeted, among others, the disabled, the elderly, single parents, and others living on fixed incomes. Specifically, the settlement includes cash payments of $600,000 that will be distributed to numerous New York consumers who were victims of Vision’s conduct and have, for the most part, moved out of their previous homes. Additionally, more than $3.15 million in unpaid principal for 58 homes will be forgiven by Vision as restitution. The ownership of these 58 homes will be transferred, free and clear of any future payments, to Vision’s current New York consumers. Additionally, the defendants must wind down their remaining business in New York over the following year, and along with any businesses they take a controlling interest in, are permanently enjoined from engaging in any future residential real estate business in New York.

So, let's say I have a brokerage account and I sell $30,000 worth of stocks and bonds from that account. My financial advisor estimates about $2800 of long term capital gains from the sale. I understand the $2800 gets included in our MAGI but what about the $30,000? Is that included as well when considering our ACA subsidy?

Hello people in HOAs: "Rental Landlords can deduct HOA fees as maintenance but homeowner's can't! What sense does that make? If you can't get that overturned in Congress then start limiting the amount of rentals permissible in your HOA. Ask the HOA Management companies, most problems come from renters that the landlord puts in the neighborhood. The same landlord who gets a tax deduction for HOA fees but you don't! Wow, did Congress take a stupid pill when they passed that legislation! Better yet, get rid of the current tax system and go to a Flat Tax for everyone--fair across the board = poor people (who pay nothing currently will pay) and so will richies making $180K+ will pay with no more deductions to hide behind under a Flat tax system.

This guy is a snake. He took advantage of thousands of poor of families. His company offered "rent with option to purchase" homes to uneducated home buyers with no clue about due diligence. These homes were condemned. A lot of people never even lived in the homes after paying down payments and rents. Some of us poured out 50-60k to even make our homes livable and comfortable. Then what does he do? He transfers the deeds to a new company name and tries to evict us using a hard nosed real estate agent to no avail. We weren't leaving. We have a contract. I got a purchase agreement from the supposed owner, Go America, an appraisal, an approved mortgage, and paid the title company to do the deed work. Then low and behold, the property is back to the original owner. The p.a is no good. His companies (there are many) are barred from even doing real estate business in most states. He is evasive and refuses to even contact the people he has contracts with.

A lawful consideration must exist and must be tendered to support the loan agreement, right? And a loan agreement is a contract and there has to be full disclosure of all the details, yes? Any mortgage contract requires both parties to put up something of equal value, right? And there has to be the wet ink signatures from both parties, right? Can the loan service officer provide these items?
