If buyers agent get 4%, why would the buyer even have a agent. Just give a $200 million offer and wait (if you have the money).
The more important question is why wouldn't you have a buyer's agent? The 4% doesn't come out of the buyer's pocket as it is compensation paid by the listing agent, which in this case is Ryan Serhant. And where do you think that 4% goes if you as a buyer are not represented? It goes back into the listing agent's pocket.
What's the point of you doing a tour of the Lagoon and you're not giving out any prices for anything

You are correct! I actually had to go back and rewatch the video to see it, but there does appear to be a pillar as part of a doorway creating separation from the front room. Not sure if it is structural or not.
