    Nice home but wanted to share my opinion on the storm bunker. I think its overkill. The new construction code is so good at fortifying the exterior of the home that there shouldnt be a need for an additional layer of concrete walls inside the home. I would rather spend the money on further strengthening the exterior walls, windows, doors and roof and protect the whole house.

      @@pzozzie good point. In fact every concrete wall in this home was poured solid. The only difference is there are no windows and the ceiling has a concrete cap so it’s concrete all around. Thank you for your comments I appreciate your opinions and encourage you to keep sharing!

    Why are people judging about this house? This house is very nice. Build a wall back of the house. You won't have any problems with a Main Rd back there. No Big Deal. Love the house 👍fix it up to ur liking & N Joy the home. Keep the trees in the yard. More shade to the house keep it cooler. Nice Showing btw. Keep up the Great Work 👍

      Based on the information available, the City of Cape Coral, Florida is responsible for cleaning up debris from the city's canals. However, the responsibility doesn't fall solely on the city's shoulders. Residents play a crucial role too. Here's what you can do: Be Mindful of What You Feed the Canals: Avoid polluting the canals. Pollution can overwhelm the solar-powered webs that help clean up waste. Report Debris: If you notice debris in any canal, you can report it. Contact the 311 Call Center via email at 311@capecoral.gov, online, or on the Cape Coral 311 App. So, while the city does clean the canals, it's also up to each resident to help maintain and report issues. If you want cattails removed from in front of your seawall this would be up to the homeowner. Working together, we can keep our canals clean and beautiful!

      my canal hasn’t been cleaned since Ian. there’s doors and everything still in there. i dialed 311 and sent them pics and videos almost 2 years ago and nothing. this canal is pristine compared to mine. they take better care of the bigger canals

Many residents enjoy fishing and other activities there. As for the dark floors, they were chosen to complement the modern aesthetic of the home, but we understand that flooring choices can be very personal.       This is a freshwater system. It does not go to the gulf of Mexico.

    Such low end finishes, too close to the neighbor, view of a busy/noisy street, laundry leads into garage. Overpriced imo. Lots of inventory in Cape Coral rn.

    What are those things on either side of the front doors? Does that mean the home doesn’t have impact windows and doors? This home seems to have all the basic necessities…definitely a nice affordable price point for a gulf access home. The kitchen seems very small, so I wish they did taller cabinets or a second row in there. Regarding the 3 trees in the back, I would remove the middle one and replace the other 2 with nicer palm trees. Are home owners allowed to remove trees, or do they have to keep them but can relocate them? Wasn’t sure if the 3 tree rule applied to them too or just builders? Great tour…happy 4th🇺🇸🎇!

However, the screws for shutters might be a backup feature or an added precaution. We'll double-check with the builder to clarify this and update you accordingly. As for the trees, homeowners do have some flexibility. Once the CO inspection is passed, you can replace them with palm trees or other preferred landscaping options.       @@Joshsoldmyhouse Thank you for the response and clarification. To me, it matters because having to put up shutters changes the look of a home(not to mention, it can be a pain). Also, if the windows and doors aren’t impact, it changes the value of a home(and I’m sure will negatively impact home insurance rates). I am surprised by how many newer homes I have seen in Cape Coral in the $700-$900K range that don’t have impact doors and windows, so I just wanted to double check. I understand builders want to try and save costs, but if a homeowner can afford gulf access, then they can afford impact windows and doors. It is such a waste of time and money for a homeowner to replace all the windows and doors of a brand new home. Shutters can be bulky and unattractive(even just the screws at the front door are a turn off, IMO). This builder did a nice job upgrading certain things(the picture frame lanai, not using cheap bifold doors, etc), so I really hope they did indeed use impact. Every window in the home is impact-rated EXCEPT for the two panes of glass on the front door. I agree it seems silly not to have those as impact-rated as well, especially considering the benefits in terms of aesthetics, convenience, and insurance costs.       You got that right. What a sucker! No space in that house what so ever. The total focus on that house is the outside. You don’t live outside. One big storm surge and that house is gone. The storms are getting bigger every year. Good luck sweating hurricane season every year. One piece of advice…. Storm windows don’t protect the garage or roof from blowing in or off. Also they don’t stop the water from coming into the home.
