Appreciation assumes a stable environment in perpetuity. Let's say, for argument sake, global warming is real. A home bought in Florida today on a 30 year mortgage could well be worth less by the time you pay it off because...it's under water. Or East Palestine happens and there is toxic waste in your front yard b/c...deregulation.
