I live in the NWA area as well and agree with everything covered, but I will say for anyone wondering - on the weather portion you are usually going to have a week of zero to maybe as low as negative ten every winter, and summers are no joke. I was grilling for the fourth in 110 heat index, which can stick around for weeks at a time in summer. You sort of get used to it after awhile, but it will never feel good thanks to the humidity. It will feel like a hot, wet blanket covering you the second you step out the door and leave you sweating for hours after if you have to do anything labor intensive outside for any amount of time. It's something to take into account if you are used to lower temps or a drier type of heat, wear light clothes that quick dry and always have water on hand and try to stay in the shade when you can.

I just saw this video, and I will say, these are all of the reasons I left Delafornia. In regards to real-estate prices, here in Mountain Home, it varies quite a bit. My little neighborhood had 10 houses 4 years ago and now we're over 24 homes. The average price to build up here is 265.00-285.00 per a square foot, and I'm perfectly good with that. However, if you do come here to get away from it all, do not bring your politics. If you do, you will get chased out of town faster than you got here.

Is there house in northwest ar with out hoa ??
That’s a great question. Yes there are plenty of homes in Northwest Arkansas that are not in an HOA or POA. However, those homes are not likely to be in a planned subdivision.
Do you have to pay the HOA fees if you don't use them?
That is a great question as well, my friend. If you are in a neighborhood that has a mandatory HOA or POA, regardless of if you use those amenities or not yes you will still have to pay whatever those dues are per the neighborhood

Is the weather that bad? One thing holding me back is the tornados and please prove me wrong with this but I’m Latino would I be treated with prejudice?? Hope that’s not a crazy question to answer but I think it’s important haha
Personally, I don’t think the weather is that bad. But during the summer months, where I live in the northern part of the state, it doesn’t get as hot as South Arkansas. And in the winter months, we have a higher likeliness of snow, which makes my kids happy. Arkansas gets 39 tornadoes a year on average. Maybe something to set you ease is there are over 52,000 mi.² of landmass in the state of Arkansas and tornadoes typically stand the ground anywhere between five and eight minutes on average… What’s the likeliness or probability that you’ll be in or near one? Lastly, I can’t answer for you on how everyone in the state will treat you my friend. I would say in bigger city areas with a larger diverse population. I would like to believe you would not be confronted with prejudice. There are accepting people and close minded people anywhere you go in the world Thanks for watching

In Greers Feery AR we have oil company that has ruined our water and our land so if you want some cancer, just jump into Greers ferry Lake and drink water you’ll get some cancer .
Serously?!? That sounds aweful my friend. Do you have epa or governing body regulation numbers you could share?
I moved to NWA from Dallas and was shocked that the cost of everything was higher than DFW (Texas) except for Property taxes and eating out. Even auto insurance in NWA was higher than DFW and with all the vehicles in DFW I was totally surprised. Home insurance was just as high; groceries is more; sales tax is higher (and you pay sales tax on food in Arkansas); utility rates are about the same except water is a bit cheaper. Everyday retail items are higher as there is not as much competition. Land is cheaper in NWA as well if you are not wanting in downtown areas. The cost to build a house is higher though. I like the NWA area, but thinking you are saving money is not a reason to move here. 🙂

I love NWA. We just moved back here from PA last year. We lived in PA for 8.5 years. And I was miserable. We live in a small, quiet friendly town. Just 8 miles from Fayetteville. It's beautiful. No, I don't like the heat or humidity. But, I stay in as much as possible. My family all live here. And it makes it worth it. There are a lot of tornadoes. But, there's going to be pretty much some natural occurrences, no matter where you live. And yes, I love it because it is in the Bible belt. There are a lot of conservative Christians. And therefore, the people are friendlier than those up north.

For a long time resident family struggling to buy their first home in NWA are you seeing this as a potential “last chance” to enter the market before home prices push us out? We are considering getting into a potentially uncomfortable payment situation on a very small less than ideal home with hopes that entering now will pay off for us and home values will continue to appreciate enough to sell and get into a more ideal situation in a few years max. Springdale is the lowest cost of living....The old part of Springdale and the old part of Rogers is the "crime" area, but truly NWA has no "real crime"...all the violent crime is "domestic" 99% of the time(ie Husband vs Wife)... you can order a pizza to any area at 2am, you can call an ambulance at 2 am and they come to any area with out a police escort, NWA has no car-jackings or anything like that yet... Fayetteville and Bentonville are the best. Bella Vista is great, but it is all "old people"... West Springdale is where all the "money" ran from the old part of Springdale and this area is called "Harbor", Tontitown, and Elm Springs.. You will find lots of nice little towns 20 minutes from the bigger cities of Fayetteville, Rogers, Bentonville, etc....these small towns are Elkins, West Fork, Avoca, Wheeler, Farmington, Greenland, etc... If you really want to be in the most stylish area with shopping and such close by, move to Fayetteville or Bentonville... Fayetteville is "blue" and Bentonville is more "red".... All the water meters here are from Beaver Lake and we have so much water, so no risk of running out of water.... Fayetteville is college kids, "blue" younger, virtually all mostly white people with money, the University really sets the tone for Fayetteville and Fayetteville has a good night life during the school year with lots of restaurants open till 2am or later.. Bentonville is more "red" and lots of money, business class, higher income, clean, well kept, zero real crime. Springdale is all factories and a very young Hispanic population with amazing restaurants all over with amazing food. Springdale is very packed and cars parked in the streets and lots of people living in each house. Lots of food factories that stink from chicken guts. People judge Springdale as being bad, but it is honestly a great city, it is just "different", lots of poor working people just getting by. Lots of trash thrown out in the ditches and closed up shops that have plywood on the windows. People drive older beat up cars. Rogers is kind of a mix of Springdale(35%) and Bentonville(65%) Bella Vista is mostly old white people with money and they roll up the sidewalks at 6pm...Bella Vista is very clean and mostly all HOA and everything is nice and kept up.

We’re making our move, toughest part has been reconciling leaving friends and family. Also selling our current home has not gone as smoothly as I thought it would.

I've lived in AR since '85, and retired here in '13. The area I retired to was considered a 'best kept secret' for retirees - by of all organizations, the US government. I own 10 acres and live on a lake - one of the clearest in the midwest. The only problem with the quad cities area of NW Arkansas is that they will eventually become purple, then blue. It's only a matter of time. That and the infrastructure is lagging behind the growth. Screw EV's, you don't want to go there no matter where you live. Gas prices are low here, even in very rural areas. So are electric and liquid propane and natural gas prices. And property taxes are low, but you will pay personal property taxes each year on the 'toys' you own. A downside is good paying jobs unless you are in the quad cities. Yes, I did my career here, and in of all places, southern Arkansas. I wouldn't recommend the southern half of the state, but there are many reasons for that if you'll search. For conservatives, AR is the place to be. Good and relaxed gun laws and home/personal protection laws. Great outdoors activities. Moderate weather in the northern half of the state, with hot humid summers but easy winters. Politics. Just about everyone in office is a republican, and it's not easy for RINO's to go against that. We have a much better governor in Sarah Huckabee Sanders, and that means Trumps eyes are on us-for obvious reason.

I won’t my friend. There are some that get deleted on my channel because they’re just plain rude and not helpful. This persons opinion was well written, hit on some controversial topics but they didn’t bring a thick layer of drama to their statement. Although I don’t always agree to what ppl post on my channel, this is not their place to scream drama and fuel a fire to theirs and others political, religious, sexual preference, blah blah views. I appreciate the compliment. Once drama comes in all rational Thought, common sense, logical decision-making goes out the window. Again, people are coming to this channel To be educated on facts and statistics, logical information… If they want to go into the drama of politics and their personal feelings and ideologies, this is not the place for that lol. I'm one of those license changes that happened in 2022 when I sold my house in Florida and moved to Arkansas. I watched my city of 8000 in Florida grow to 275k over a period of 50 years. People started pouring in in the 80's because housing was cheap and job opportunities were high. By 2022, I felt like a stranger in my hometown. These people moved in complaining about how awful it was wherever they came from and immediately set about turning my hometown into the dump they moved away from. I chose Arkansas for several reasons, but the biggest was the taxes and small town life. I bought a reasonable home, and the taxes are literally 1/20th of what I used to pay. I'm starting to see more and more home sales here for houses smaller than mine with less land and plenty of California or Texas license plates. It's reminiscent of 1980's Florida, and it's scary. I foresee a future here of traffic, violence, and crime, just like what I escaped. Fricken sucks, and I am likely going to sell within the next 3 years to avoid the BS I see coming. I've lived this nightmare before. The house two doors down is 400 square feet smaller than mine, it's on a standard lot, and sold last month for 100k more than I paid for my house 2 years ago on 1/2 an acre. Taxes are going to skyrocket with these new home values. It's sad to me because I like it here.

A smaller town with absolutely zero opportunity for growth. I thought I'd found it, but now they've built a Texas Roadhouse and a Whataburger near the exit from 67. Those companies don't just pop up for no reason. They know something. I'll find a place with no potential, like Greenbrier, if I stay in Arkansas. I have a friend in Kansas who lives in a town of 250. He's been there his whole life. They have a gas station and a blinking yellow light, that's it. Maybe that's the place for me? The United States is very big and very empty between the Mississippi and the Sierra Nevada, north of Oklahoma, on up. Maybe a patch of desert would suit me? I wonder if I can get Google Fiber or AT&T fiber out in the Mohave? My point is, there are plenty of places in this country nobody goes to on purpose. I'll find one and I'll go there.

NW AR is an "affluence bubble". Hospitals and universities are clustered in the NW. In regard to education, Oklahoma is always at the bottom, so 43 for AR isn't as bad. Tornadoes? Get an inground shelter or safe room. As for politics, the south is red so poverty and the undereducated /uneducated tend to go hand in hand with red states.

I'm somehow missing your point. What does Oklahoma's educational ranking have to do with Arkansas? And apparently, poverty and lack of education just go with the territory in a red state, huh? Utah and Idaho would be surprised about that. No blue states containing large cities/population centers plagued by poverty and educational failures? Detroit anyone? How about Baltimore, Philadelphia, Minneapolis, Chicago, Dayton, Cleveland, Los Angeles just to name a few! As Anthony so aptly pointed out, there is a big difference between poverty and homelessness!
Try living in the blue Mississippi Delta. 🙀😹
