Add penalties for failure to meet deadline by X days. I added a 10% penalty on a 200K remodel. He dragged his feet in 2019 and 2020. His costs went up but we had a fixed price. COVID screwed him but he also made some stupid mistakes that cost him thousands to fix. He was 6 Months late. Which I wouldn’t have charged him the 10% until he tried to milk me for an extra 15K. I told him to pay me the 20K late fee and the 5K I had paid for materials which I had receipts for and I’d pay him his 15k. He walked out and I waited for lean or lawsuit but it never came.

Nice quick to the point video. Kudos for that. It seems like a pretty big span so I imagine a poured roof was likely going to cost much more than this? Did you even consider it?

We used Amvic blocks. There is no reason other than I wanted to work with BFS and Amvic is what they carry locally. All of the ICF systems are amazing. If it's done properly (i.e better than what we did), you will only need to worry about your foam for a week, two at most. Are you building soon?

Good video, thank you! I am a little behind you in my ICF build, but I'm trying to figure out when to foam the roof decking. Sounds like sooner rather than later is best.
That was a big lesson for us. Luckily, our spray guy was kind and accommodating!

Yes, there are many places we could have saved more money and this was one of them.
I am always a few steps behind. Getting ours sprayed in 3 weeks. Going to do 4 inch of closed. Im in georgia so a lot less of a heat load then yall out in the mountains.
It makes a huge difference. So glad you're building! How are you fighting humidity out there? We live in a very dry place so I've never had to battle it.
@@Mountainview-mesa It isnt too big an issue at least not any different then any other high performance home, we just swap the erv for a venting dehumidifier and should be good to go. It will slightly pressurize the house which we want in a high radon area. As far as leaks go I am going to put a fog machine in the house for a few hours and then put a fan in the door, like a blower door with some plastic. The fog should get pushed to where ever there is a leak and be able to be seen. Poor mans blower door.

Are you using your erv to vent the conditioned attic space?
Yes. There will be a full (long) video on the ERV install later, but fresh air will be making it up into the attic for sure.
I’m going to have to watch later as we’re out here building my Icf walls but, I always go with sealed attics, because most of our mechanical stuff ends up in the attic. Interested to see what conclusion you came to

I used LP weather logic liquid flashing from Amazon. Seemed a lot cheaper. Started using on sunny day around 25F takes longer to dry due to cold temp but seems to work fine. Started snowing half way done so didn’t finish. I think it can be applied at even colder temps as long as 20oz sausage is kept warm prior to applying. The ICF blocks I’m using are polyurethane so a little different block. Sticks fine to polyurethane from what I can tell. Likely would be okay with polystyrene.

@@Mountainview-mesa thanks for your videos fun to watch. Trying to find how people do bucks for sliding glass doors. I didn’t do it correctly trying to figure out how to fix it. Not much on roughing these in on internet. Should be a little different than windows but can’t find anything on it. If my prior response didn’t go through I got the blocks from thermalblocks they are in Utah.
There are so many ways to fix this, I just wonder why the framers didn't do it right in the first place

Close but it’s called a T and not a corner. Secondly you use one on each side and fill the center with three small pieces of scrap about a foot long. No need to go full 2x4 against the lead 2x4.

That's how my basement was finished by the previous owner. None of the corners where the drywall met were just floating. I redid the whole basement and corrected all of their mistakes.

Yes, that is a big plus! However, we've been told that certain critters don't mind just tunneling up the foam to the top of the house and getting in that way. We took all the precautions we could think of (and afford). We will give a 2 year rundown after living in it. I'm excited to see how it performs!

Thank you for your videos… you always have wisdom to share! Question on the contractors priorities: Asking in writing the start and completion dates are great, but not sure how to ask them “where does my project fall in your priorities.” Do you write in your contract that the vendor will have no other ongoing projects (if I am a high priority)?
Well, the priorities point is more of a "feel this out and see" coupled with a written agreement of the schedule. Unfortunately, we sometimes just have to be willing to be at the mercy of good contractor's schedules. In our area we are starved for quality. So it then becomes a balancing act. If you have the ability, shop around for the best company that can get to your job on your timeline. I hope this helps, it's been a difficult one to get right for us.

If I remember correctly, we used almost an entire sausage tube per window.
Why the triple top plate for a non load bearing wall?
Every wall has a double top plate. The third one you see is for drywall connections. I was taught to always use double top plates regardless of load bearing or not. So that's what I do!
What about the ceiling, I don't see anything to attach tbe drywall to.
It is on top of the double top plate. It is fairly clear in the video.
Its called a partition. That is what he added. No blocking tho. Code in my area was a partition on any exterior wall or load bering interior wall connections. Interior non load bering wall intersections can have ladder blocking in place and or a partition.
