Great video, I appreciate the update. I am not in the real estate industry in any way. I've been a buyer and a seller in the past, but that's all. I can't understand how this makes any sense and how a sweeping change like this can be made so quickly. This seems like such a potential for disaster and doubt in the real estate industry. The whole trust factor could take a huge hit. Hopefully this will be delayed and well thought out before changed are made.
Our contracts get longer and longer every time there is a lawsuit. I expect to see pages added to the contract that have the sellers signing commission pages only. At closing there a pages that the buyers sign, in the mortgage package, that states that they just signed the page. Crazy.
Greed is the factor here
Yes, greedy lawsuits where people try to take advantage of something they know little about. What's surprising is that the jury of their peers voted in favor of this. With peers like this who needs enemies.
Prices are dropping??
Overpriced homes are seeing price corrections, but prices are not dropping. We still have homes selling for full price and some over asking. We are just getting into our buying season so our market is strong. The lack of inventory locally and nationwide is keeping prices up.

By 2022, do you mean all 12 months, or only part of the year (e.g. Jan-Apr)?
This chart is reflecting a national number of 3.3 months of supply, as of the end of November. The national numbers for December have not been posted yet. But since real estate is local, if we look at my local market, in Vero Beach Florida, we have an end of year number of 3.4 months supply of inventory which is down from November which was 5.3 months. Our market typically had around 2000 homes for sale each month leading up to 2020 . Last summer we were as low as 68 houses for sale, now we are not up to 487, but that is still a long way from 2000.
