Does making addition suites/legalize basement increases your property tax ? In that case, does it make sense for an investor ?
@iftek2482 Taxes are based on Mpac assessment, and in our experience it's been minimal. It has certainly made sense for investors.

Who ever you are or where ever you live, watch out. My husband I I tried, they got our hopes up and everything was suppose to be running smoothly. But we were a risk. We applied in September 2023 and today July 2024 we found out we are a risk. There was no explanation what so ever. Because they have access to every second of your life, they know if you are ill. We, my husband and I are all of a sudden at risk. As I warn you, the more my husband and I talk about it. We are also retired. We have never missed a payment on our mortgage our bills. Our trucks are paid off as well. We pay only $1300.00 a month on our mortgage and that in itself should say so much about us. We have “never” been refused until this so called Government Program. I warn all who don’t have a good health behind them or not mankind more than say…$45,000 a year you are not going to get this. They will put you through so much BS that it will drain you and the next thing you know, you are forking out money to the government and get nothing to show for it.

You guys think this will be allowed in British Columbia. They just pass bill 44 allowing for 2,3,4 units and some up to 6 and 8 units on a single family lot.

No matter how many millions, to fight housing crisis, they have to stop immigration & bring people to built & when need cook, bring cook, need teacher bring teacher etc, not welfare , we can not save the wolrd, the rich owner of apartment who got big asset, do they want more unit on the market to rent to reduce there asset = No, when you stop immigration, might slow inflation, Toronto take times to release permit to fight inflation, did they release the new roomates regulation ? & for the owner who wants to build a garden suite. lane way etc behind, some owners are facing extra cost for tree master, ravine master, conservation master, in the world of today we need skill people to run a country a lot of puppet out there, far away to be musketeers for the good of Canada future, do we need a central costly governement? i dont even know why people going to vote knowing the only rights they got is to vote after is shut the f...p just my opinion, who got cash for rainy days are ok, thx

Thanks for the video. I was hoping you would talk about the framing on top of the drain. In my situation the drain is at least 6 inches away from the wall. The membrane extends to it. For my framing, I presume I'll have to place it on the side of the drain that is opposite from the wall. Is that what you might recommend? Any way not to lose out on all that square footage?

If a person wanted to be the general contractor for a simple 800sq.ft garden suite in London Ontario area what would you expect the total cost to be just to put up the foundation with the services ready to go? It would be slab on grade with proper footings like your other video. Thanks!

If you have drawings to build 4 units in main house and garden suite at back, do you automatically have the first 4 DC waived and pay (or defer) just that of the garden suite?

Hi Andy, thanks for your great videos, very detailed, very practical. I have a question about ceiling height, my basement ceiling height is very okay, around 7ft, however the under the beams and ductwork, it is exactly 6'-5'' ( haven't got drywall), so thinking that with drywall, it will be only 6'-4". I am in Cambridge Ontario, I wondering if I have to redo the ductwork, or usually the city tends to be more lenient over this. Thanks and have a great day.
Code is changing and on Jan 1 - lower may be allowed - check with your designer
I was under the impression this rule was to force cities and towns to allow the units. Are you still required to follow all of the township bylaws? Example: I am zoned R1 but I would like a garden suite, small building. I am in NW Ontario.
Yes every city must allow them but each has specific bylaws

For units built on the garage, where do the cars park then? If each tenant has a car how does one deal with all the added cars now?😊
It's very site specific. In many cases the cars are on the driveway instead, and sometimes driveways are widened.
I plan on rebuilding my house, with a basement apt and an ADU in my backyard.

Toronto only as far as I know but other cities have similar policies.
Hi have a question omce you finished installing the drain and gravel over it. if building a wall with the 2 x4 do you pour ciment over it so the 2 x4 on the floor has a flat place to rest on. Was tryimg to see on the video but the 2 x4 and membrane was hidden it. Good video and well explained . Thanks Joe
