I wouldn't have interest in a gentrified neighborhood. I would just want a regular house in a regular neighborhood undisturbed. I would be leaving my country to escape the destroying of regular neighborhoods. Gentrification sucks.

units are really small, like cages on that second segment, its like Thailand, tiny homes with amenities that are always impacted and you stop using after a while ... South East Asia is still Way cheaper than Riviera Maya, who knows what return on investment will look like with the political and drug cartel instability down there. I have family that lives in the area but no one is talking about it on real estate or rental property website. Will the violence ever be curbed in Playa del Crimen?
Are these all cash prices? is there any financing in Mexico or do you buy it through a US bank that will give a mortgage as investment properties? Banco de Mexico lowered their interest rates to around 11 percent, those are historic lows. Are there mortgages for first time buyers down there for gringos?
Playa del Crimen, the drug cartels are extorting mom and pop shops, what's next? kidnappings and armed robberies? then in the summer its 100 degrees with 100 percent humidity, not sure investing there is a good idea, maybe if you live there but the climate can change overnight in Mexico ... but they just want to make money selling real estate, they don't care if you go broke
You can buy luxuries condo on a beach in Bulgaria around $50.000 and not to worry about drug cartels.

You Should point out the fact that the beauty of the riviera Maya comes from the people and culture of the zone. Not to be disrupt it by toxic turistms or gentrification. We welcome new ideas, energy and people of all places but remember that mexico it's not only a country but a strong, rooted price culture and people. There's been a lot of videos of specially estado unidences "US citizens" not respecting the culture nor people of Mexico. We don't need that kind of people

Tulum is a sewage dump 🥶 Anywhere infrastructure for wastewater Anywhere healthy tapwater All Cenotes are polluted Scientifically proven Not enough infrastructure for bike trails Everywhere dirty and if you’re leaving your often beautiful designed resorts it’s awfully dirty!. Been going to Tulum every year since 2018,sometimes twice a year and we own two properties there,one in La Veleta and one in Region 15 close to the beach .I really like going there because i know what to expect from the place,however some people come expecting to find a cheap Miami.Tulum is incredibly expensive for what it is,prices are so inflated and its getting worse.Cartels have infiltrated all of Tulum and unfortunately when you become a real estate developer you have to deal with them.Corruption is out of control,you have to bribe people so they wont close your site and in some instances the Mexican Government can just shut down your Hotel and take your land.Crime has gotten worse and tourists have been shot and killed in Tulum and Riviera Maya.These developers rely on very cheap labor,most expenses go to Cartels and Govt,which are mostly the same outfit.They get poor unskilled labor from small villages close to Valladolid and they are supervised by more knowledgeable people.These poor unskilled people live in the buildings as they build it and sleep in hammocks even during storms and extreme hot weather.Everything is being built for pennies on the dollar and are being sold and advertised by glamorous people such as these actors.I love Tulum and i cant wait to get ack there but my eyes are wide open and i see the misery behind the glamour
Good video....after the Colossio gets built up Nicte Ha will be the next. It's not built up at all but the location is great. At the end of nicte Ha it ends with resort walls, Thats the end of playa proper.

You guys should do a video about the closing process, if you have knowledge about that. How does it differ from the US/Canada? Do most investors buy sight unseen, or do they go down and see the place first? What is the recording process with the state/govt? Are there closing costs? How does it differ if you are a Mexican citizen as opposed to a US/Canadian citizen. How safe is it from any type of scam etc. etc.
I know from doing the homework too and talking to an agent down there, you are recommended to either pay with cash or finance back at home as the interest is high in Mexico, but they say closing costs are around 2-3% and you have to buy through a trust from a bank....but it's safer as you are the only shot caller and the bank has to hold the title and other requirements on your behalf only.

Playa Car is where all the middle/upper class families live. Kids usually go to private schools. Very safe and great community.
