    They aren't always distinct on the walk, sometimes you have the stairs inside with a split level I think. I wish I could show you the house I grew up in because I always called it a bi-level but now I think it's a split level. Please reach out and let me know what the house actually is.

      @@LivinginNorthernNJ West Paterson used to be a family oriented town when people cared about each other more, now just like any other the influx of of so many cultures and nationalities the town is a little divided. The taxes are very high and homes are trending up. I never lived in West Paterson, but I lived 3 blocks away in Paterson. I now reside in Totowa which for now remains okay even with the changes.

    True story: Soon after the inspection parties learned that the very expensive house was 40,000.- LESS than the appraisal. Sellers wouldn’t budge! No one could understand it. They were going to make a ton of money. So just like you said, the buyer walked away and the sellers put their house back on the market. That was four years ago. I read the appraisal. Looked very professional to me. (I got an appraisers license years ago.). I was not mad, but everyone else was.

    Shame how Paramus has changed. Many of those ranches and colonials are being leveled for “McMansions”, and they build anywhere. Apartments are being squeezed into mall parking lots!

    Many times the contract price is over market value, the rationale is to not leave any money on the table and let the appraisal be the deciding factor, then negotiations start there. This strategy makes the Appraiser seem like the 'Bad Guy" because they ''Cut' the value.....This is an old Realtor trick.

    Hi I'm a buyer. the house I wanted it didn't appraise. The Seller wont negotiate because they believe their house is more than the appraise. They asking us to look for another appraiser from a different lender. My question is Can I look for another appraiser from a different lender?

      Thanks for watching! Are you buying in New Jersey? If so, you should have an attorney involved to try to negotiate this. Have you spoken to your lender about options of getting it reappraised? Everyone should want this to close since you’re far into the process so the lender may pay for another appraisal with another appraiser. Or maybe the seller is willing to cover part of the cost. The issue is that if this deal dies and they take another deal with a loan, the buyer’s lender may appraise at a similar amount. Has your agent provided comps to help justify the appraisal?

    big problem about Hackensack... gangs, if you want to raise a child here make sure you pick the right neighborhood and don't send them to public school anytime after grade 6. There are many gangs in the area surrounding the public housing on Newman st as well as the neighborhood closest to the bordering town south Hackensack. Hackensack might seem safe and all but the truth is its a bad place for children to be raised, they will be exposed to gangs. You might see only a few shootings and stabbing a year in Hackensack but they all are in the areas that I had previously named and near Essex st and there are also tons of crimes that aren't reported as people get away with stabbings between teenage gang members from public housing and poor backgrounds.

    You won’t get that in real estate. Just always negotiate the best deal you can afford to pay based on your finances.

      There’s always something in real estate! I tell my clients to just focus on the end goal as best as possible and walk away if it’s too much or not enough accommodations throughout the process

    IMO New Jersey will always be a hit real estate market, because at the end of the day, we have a vibrant economy, close proximity to NYC, an excellent education system, and you make a lot more money here than NC.

    I’ve lived in Hackensack for the last 15 years! The proximity to New York is amazing, it’s right in the middle of transit systems to New York, a lot of eateries, and it’s a up-and-coming booming town with new construction.

      @Yashbeats. That's becoming a very popular area more and more. Great location and very close to a Light Rail station. I can't steer you and say one area is family friendly or "good"...you should definitely check that out on your own by visiting the area. But you can also take a look at www.niche.com and do some research on the Bergen-Lafayette and Greenville sections of Jersey City. This is also a good website to explore: everythingjerseycity.com/

    Can a certificate of occupancy be issued if the house has open permits? And is it the seller’s responsibility to get the certificate or buyer?

      @maggielin8810 thanks for watching! Usually the CO is fire alarm, carbon monoxide detector and fire extinguisher in the kitchen. The town won’t check anything else usually. If the house was listed without saying the buyer is responsible to obtain CO, the seller will handle. Some properties (like bank owned) usually require the buyer to handle and will indicate as such in the listing. If you discover open permits or discrepancies in room counts (OPRA and tax card request from the town), you can ask your attorney to negotiate either closing the permits prior to closing or possibly renegotiate a credit if room counts don’t match the tax card (for example…house listed as 4 bedroom, but tax card shows house is 3 bedroom). If there’s a room count discrepancy, the seller may have done work without getting proper permits. That’s a risk you’d want to discuss with your attorney to talk through your options.

      @@maggielin8810 the sooner the better. Try to do it within the inspection contingency but talk to your attorney as well. The town has 7 days to fulfill the OPRA and tax card request. You do it on the town’s website.
