Hey, you wanted us to comment if we disagreed with you and boy do I disagree with you on the pizza! I tried these pizzas except Grottos (which visually alone, looks wrong!) and they would not make any of my " best " lists. Now, the caveat here is I am from Brooklyn so I am quite the pizza snob. But is there good pizza in Delaware? Yes there is. I would say the best that I've tried so far... Note that I've only been here since April... Is the pizza wagon next to Revelation Brewing. I believe it's DaNizza Wood Fired Pizza. I don't know if they have a standalone place but they serve great Neapolitan style pizza there. For excellent NY Style, there is Lefty's Alley & Eats in Lewes, and Henlopen Pizza Kitchen in Rehoboth Beach. Everyone is telling me to try Pomodoro's in Dewey's, and I haven't had a chance to try it yet. But it's on my list.

Gee what about Middletown..it has it all...shopping, restaurants, movies , and all the other stores you need...all brand new and still growing...without all the that heavy traffic that is in south Delaware near the beaches...what about a bit farther north, Lums Pond area, Newark...everything in these areas you need only minutes away..low property taxs..no state tax on your SS..no sales tax..so much beauty in Delaware. I love Delaware

Southern DE was a great place to grow up and become an adult. Might want to rethink the phrase slower lower coupled with the reference to it being “banjo” country. The implications are not the slow paced lifestyle.

I deal with a butt load of housing stuff everything from screws to lvl's in the garage to hangers in the rafters. Ive never seen so many ppl lose their new homes and new vehicles new whatever in my entire life as fast as i have in such short amount of time since the biden administration caused the inflation. When everything first jacked up in 2021-22 i got reports of 3-4 foreclosures a week and 5-6 repoes. 2023-24 those nunbers are almost triple digits for my area. Even renting is next to impossible what 3k a month income could get a person into a decent apartment now has to make almost 5k a month just to get the same apartment.

As of June 2024, finding a home under 500k is damn near impossible in Sussex County. There are exceptions of course, but many of those homes under 500k, are grossly over priced considering the age and condition of the home. Some are basically mobile homes. The price of homes is probably the reason for the increase in inventories of homes. Unless you can afford 800k for a house, you’re priced out of Sussex County. Even Condo’s are 600k.

In order for you to buy a home here you have to be making at least $100k per year to qualify for a mortgage since most of the rennovated and new construction homes are running $400k and up in New Castle and Kent. It used to be cheap to live here. Now, not so much. You're still going to be paying at least $300k down in Sussex for new homes.

Your average NJ family household will pay $12,000 a year in retail tax alone!!!! If you live in NJ your whole life on average you will spend almost a million dollars in retail tax not including property tax!
