And dirty shoes left by the front door. Unmade beds. Dirty dishes in the sink. Reeking cat litter. Moving boxes piled high. Wheelchairs. Bad cooking smells. Dirty windows. Old people toilet lifters on display. Dust bunnies. Bullet holes in the side of the house. Kids bikes and toys thrown on the front lawn. I have seen all of this. It's unbelievable.

You don't want to retire in Gainesville, Fl. The medical care is poor and you'll most likely die sooner if you live here. Dr's treat symptoms and not causes. Only two hospitals here too, so not many choices. My bad experience with Shands can be boiled down to one question. How many bad nurses does it take to kill a patient?

Since when is 200k considered "affordable housing"? If your a young person working full time at McDonald's, Krogers, a convenient store, gas station or pizza parlor you can't afford a mortgage of 200k? Even if you are married and have two people working full time minimum wage jobs you couldn't qualify in many cases . You need an annual income of $45,000 dollars or more to qualify for a mortgage like that. The future trend is tiny home communities medium price 75-99k, which people can actually afford. What you have in Hays is a permanent underclass of service workers who can only dream of home ownership nowadays. You have a poverty rate of 15% of the population of 21 thousand people in Hays. A 1-3 year wait list for section 8 housing. Progressive. Hardly. You have aging infrastructure, including antiquated utility lines strung out on wooden poles, outdated water treatment plant facilities, lead pipes in most if not all of the older homes & apartment units in town, cracked sidewalks... inadequate public transportation. With that being said, you don't have the kind of problems which are epidemic in most cities throughout the United States. For example Hays doesn't have a very large homeless problem, although you do have some people living in their cars. You don't see graffiti in the community and you don't have alot of street gangs. Meth and drugs, which are controlled by the Mexican cartels via the immigrant and illegal immigrant community are prevelant among younger people under 45. The average age of people in Hays is 35:years old. Alcohol by far is the biggest drug problem in Hays... most everyone drinks, especially the kids attending FHU. Drinking is tolerated and considered socially acceptable in this community. Pot is not. Other problems include no greyhound bus service in and out of town. The only way out of Hays without owning a vehicle (which can cost anywhere from 12-40k) is the airport, which is super expensive. Hays does have a hospital, which services surrounding counties - as a result it doesn't have enough doctors to service the need. If you need to see a doctor for example you can wait anywhere from three weeks to 30 days for an appointment, depending on your insurance. The school system is pretty good, until you get to the university level...then most people are forced to take out huge student loans. Loans are due and payable after you leave school and can't be discharged through bankruptcy... and if you can't pay they take your tax refunds every year or garnish your wages, levy your bank accounts and destroy your credit. With bad credit you can kiss your chances of a mortgage or good apartment goodbye... Only thing l can say is if you come to Hays l hope you have a very good job, you will need it.
