    So can I basically make an offer above $35,000 up the original price be like ‘ Buyer will use up to $$35,000 for seller credit ‘ Something like that???

      If you build in additional credits above list price, the seller must agree AND it has to appriase for the higer price. I hope that answers your question.

      That is right - the "government insured" loan programs are not part of this risk model: VA, FHA, USDA - all remain the same as before.
