Capital gains are when the value of an asset that you own (such as stock) increases. These gains become taxable (a percentage of the value of the gain) when you do a "realizing event", such as selling it. The inverse is capital losses, which can generally (with some restrictions) be deducted against gains. The reason for the tax happening only when you sell (or a limited number of other events) is so that you don't keep getting nailed with taxes every time the value of something you own changes. Imagine, say, if the value of your house went up because of a local housing shortage, and all of the sudden, the government demands a hundred thousand dollars from you (that you don't have) because of your "gain", causing you to actually need to sell your house to pay it off. Not good! So they only tax your gains when you turn them into cash, aka, when you actually have the cash to pay your tax bill. Capital gains taxes are often controversial because in most countries they're taxed at a lower rate than normal income (in some countries, not taxed at all), and as a net result, the wealthy - who gain most of their money from capital gains, not salaries (for example, owning stock in growing companies) - end up paying a net lower tax rate than everybody else except the poorest brackets.

Not trying to be negative or a dick...but @ 2:30 mark your editing of the song gets sloppy. I admit I still replay your extended video so I won't have to push the REPEAT on the short song but yeah your extended edit is good until the 2:30 mark then it gets choppy but I know what you were trying to do. Hopefully when I save up for a new laptop I can try to extend the song myself and I'll let you know when I do. Song is great itself.

You have quite the challenge. I planted 20 acres with native cabinet timber trees. Very few survived except for the eucalypts. I have now improved the soil so that anything grows well. It required hundreds of truck loads of garden waste from the local town, which I composted it over the last 7 years. I'm very lucky with my climate, no snow or high winds. I do love your river. We only have the water we collect from our land in dams. 40km North of Brisbane Australia.

Suspect you know Karen Rei. Wonder why all the fencing? Going to keep animals? Seems a lot of time/work/cost/repair and my little brain can't imagine why.. I visited Iceland, worked in fish factory, worked at Vestmannaeyjar for some weeks (1973 ) wonderful/interesting time. Take care.
Just the opposite: keeping animals *out*! :) Sheep are immensely efficient killers of tree seedlings.
