      @@angelovirone-v8c really good question that I'm going into more depth in the long form video. That's coming out soon. Overall city wide it's more of a buyers market, but getting busier. There's pockets that are much stronger more of a seller's market and others that are a very strong buyers market. Basically it's a mixed bag.

Today in Canada where there are 500,000 homeless people a considerable portion of the population is forced to live on the streets and in unhealthy shelters that are no different than pig sties. We wrote this sentence only for the homeless who are forced to live on the streets. However, the real and huge problem is the housing problem in all of Canada! Or rather, the planned, holistic and systematic housing terror implemented against tenants by the Canadian State and its government, real estate barons and landlords! ...... On the other hand, today in Canada there is a very, very wrong perception that plays into the government's hands and that is the false belief that "homeless people" who are forced to live on the streets and in shelters and "drug addicts" are actually the same people... This is a completely unrealistic prejudice.... Today, the rate of homeless people among drug addicts in Canada is only 28.2%... In other words, 71.8% of the 500,000 people who are homeless in Canada today and forced to live on the streets and in shelters, that is, the overwhelming majority, are ordinary people who do not use drugs and have been made homeless only because of the deliberate and wrong economic and social policies of the government that is the enemy of the people. Let's correct this false prejudice here.... Today, 35% of Canadians still do not have a modest house, even if it is tiny, to lay their head under and whose title deed belongs to them. In this country, which is the second largest in the world, 35% of the population is still forced to pay rent, making real estate barons even richer and forcing homeowners to pay their mortgage debts to banks and feed them. Those homeowners, 32% of whom own more than 2 houses in Canada (some have 50 houses, some have 100 houses, some have more than 100... in Ontario alone, the number of individuals who own companies with at least 100 houses and more is 345 people) because they are organized manipulators and real estate brokers, they are the ones who increase house prices and make tenants pay their debts, they are the ones who make themselves rich and make people homeless and make people suffer in rents, and the state is always on their side. These insatiable and arrogant homeowners, who have taken the ship too far in this collusion and with the unbelievable support the state gives them, have now taken the ship too far and can now openly tell tenants "you will pay your rent but you will not stay home during the day, you will only come home to sleep at night". (These days, the ones who do this the most are Chinese homeowners, because in Canada, they have already taken the corner and are the ones who own the most property and are 95 years old The greedy rich Chinese people, who are never satisfied with money, are extremely organized against their tenants and they exploit them in an organized manner, and the state openly turns a blind eye to this and even facilitates it. The owners of the Canadian State hate the poor, they exploit them to the bone and owe their luxurious and rich lives only to them, and they hate them fiercely. This group of ruthless thieves, who are the masters and devourers of Canada, only love the handful of rich people they have made fat and who only make themselves fat.) ...... Don't say "Then I will go to the Tenancy Office and complain", but you will only pay the application fee and waste your time and in the end you will only get your breath, most of the Canadian institutions are fake and for show and most of the institutions are in the hands of the Chinese anyway...... Their employees only come to work to get their paychecks, they don't solve anything... Don't even ask about the rent, even a 1-room apartment that is moldy, damp, almost underground, full of mice, most of which don't even have a back door or a fire exit, smells of marijuana and doesn't even have soundproofing starts at $2500 per month. (In Canada minimum wage is already 2500 dollars, think about the rest)....... Well, can't the state and its government fix all these negativities? Of course they can, with a snap of their fingers! ...... But they will never do that! ... Because this is the rotten and corrupt Canadian social structure they want to produce! ....... And they feed on this source that they have deliberately rotted away just like swamp mosquitoes, they know very well that if the swamp dries up, they will also perish! ..... Also, according to the latest survey conducted this year, 8 out of every 10 people in Canada (80% of the Canadian population) believe that owning a home in Canada is now only for the rich..... As additional information, 7 out of every 10 Canadians who cannot own a home say that they have given up on owning a home in Canada!....

      Unlike what alot of people like to say online, a change in interest rates does not automatically equal a change in prices. Interest rates are one of many factors that impact home prices. There are many examples in just the past 20 years where rates have gone done along with home prices and vice versa. I have been on record multiple times saying that it's going to take more than a .25% cut here and there to really make a major impact on the market.

    Canada's land mass second to Russia. But they building tiny homes like Bangladesh or England without front or back yard with price tag of almost million dollars. Detached homes should be for 800,000$ with land size at least 6000sq/ft in South Ontario

    Question: For fixed rates, what Bonds do the Chartered Banks use? And which Financial site is best to monitor these rates? This is my 2nd year taking 1 year fixed coming up in July 25. Although I slaved away before to get my Mtg down low enough to refinance over 30 years for my current 1 year Mtg at 6.85% and dropped my monthly down 40%. Many thanks

    Finally people are actually using their brain. Houses in Calgary is over priced , over inflated. It should only cost 300k to 400k ....not 800 to 900k. Thats almost 50 percent. People now realize its too expensive. Its Calgary not Toronto or Vancouver 😂😂

    Immigration was the only thing holding up the market. A major reverse in immigration has already started and a new administration is on the way. 80% of homeowners will refinance at much higher rates, many won't even qualify. This is the beginning of the biggest realestate crash the world have ever seen

      Prices dropped roughly 18% from the 2022 peak so it's already long since started. Now virtually all of that happened in 2022 as prices since then have essentially remained flat for two years in a row now.

      20,000 units is a little on the lower end of things. I believe over 40,000 completed this year. But I agree there is alot of condo inventory completing, not so much with single family homes.

    Our average home is 800,000. Most decent homes, 3 bed 2 bath, well kept 1.3 million. 10,000sq ft lot. Prices are slightly down from last year.

      @@coolwater55 the price I am showing is the composite benchmark price. Yes single family homes will be more expensive. $800,000 would be considered well above "average" as would $1,300,000. Where are you seeing prices down from last year?

      @@BaldPrairieRealEstate I have followed quite closely since the houses went 2.5 to sometimes 3 times the assessment in less than 18 months. The Assessment authority took 2 years to catch up to the bidding war craziness. This past January new roll out has gone down in assessments. Plus so many new listings, and houses not selling fast, has resulted in many going just at assessment, but selling lower. The listings from last year that had to be relisted went down about 100,000 to 200,000. Some are still trying to cash in on that boom, but it is over. This fall and New Year will be telling what will happen. The listings unsold, many times go off market, to be listed as "new" next February, March. So that will be the tell. I do not think drop in interest rates will be sufficient to catch the challenges many homeowners who bought high will face. Lets hope I am wrong in some respects, because do not want to see people really lose. The other issue is CMHC Insurance is paid by the homeowner, but the banks benefit, so they have insurance if foreclosures will happen, so banks do not really care.

    How can people still afford to pay a million for a single home? I hear of many landlords renting out multiple rooms in their home at $1000 each here in Ottawa for each tenant. I hear about some home owners renting to 15 foreign students (typically Indian) all in the same home. If this isnt a sign of a shortage of apartments then i don't know what it is. Is this even legal Matt and have you heard of this?

      @@charronfamilyconnect I don't think most people are affording a home on one income. Those days are long gone even in more affordable markets. I've shown many houses where there's an individual lock on each bedroom door and a "bedroom" under the stairs. It's something I'm surprised more municipalities are not cracking down on.

      @@bc5810 that's very similar to what I've been hearing from agents in Vancouver. The wording was "the excess inventory was pretty low quality". The good stuff is selling very quick. Three months of declining pieces but basically sideways YoY. It's also fairly typical seasonality.

      @@donsilverson9927 great question. The BoC doesn't have controlling home prices as part of their mandate. So in theory it shouldn't be part of their concern. When it comes to rates I think we need a few more drops before we see a meaningful impact on the market. But with the sentiment being rates will continue to drop, I'm having more conversations with buyers about getting back in the market.

I’m not saying it’s the causation, but it’s sure correlated to the point where it’s a very effective indicator. What do you think?

      @@donsilverson9927 I've actually talked many times before arguing that interest rates and prices are not directly correlated. In more credit dependant markets like Toronto and Vancouver it's far more impactful yes. But you can look back only a decade and see interest rates dropping and so too with prices in places like the prairies. I've seen people say things like the 1% 10% rule when it comes to interest rates and price. Well we just had a 5%+ increase in interest rates and prices didn't drop 50%. Circling back yes if rates drop significantly it could also push prices back up. But the BoC is focused on inflation not real estate prices. In their meeting last month they specifically said that they were not concerned about dropping rates pushing prices back up.

      ​@@BaldPrairieRealEstate To suggest that interest rates and prices are not correlated because of some regional outliers in parts of the country with low volume is a little 'off' in my opinion. By and far, there is a direct correlation between home prices and interest rates. I'm sure the BoC has said what you mentioned, but just because it's not their intent to affect home prices, doesn't mean their actions don't affect home prices. They lower interest rates, all assets, goods will go up in price. What will be scary is when prices all goods/assets go up and they raise the interest rates to combat inflation. It'll be then that they'll have to pick their poison, either low interest rates with major inflation, or raise rates so high that it desolates the economy.

      @@donsilverson9927 calling cities like Calgary, Edmonton and Winnipeg regional outliers when they are cities with over 1M people and represent the 4th, 6th and 7th largest cities in Canada is a little off the mark. More homes sold last year in Calgary than Vancouver, while Edmonton and Winnipeg were not far behind. I will never say that interest rates don't matter. They are part of the equation but not the only variable. If the economy continues to slow and we see massive job losses it doesn't matter if rates are 0%. If you don't have a job, you are not buying a house.
