The standard rule of thumb is that your rent should not exceed 25-30% of your income. If you stick with that rule, there is more than enough money left over to save a little bit of money, you don't need a lot to start. You then have to take that money and try to leverage it to double or triple it with ideally a short term real estate investment that will amplify your savings faster. For me, I use flipping, and the profits go into mortgage lending and grow at 10-12% a year until I am ready to deploy the money again. It took me 3 years in the country's most expensive city to live in, to have enough cash to buy a home free and clear, but I had a plan in place, I go over the strategy in our FREE workshop at youngrealty.ca/workshop. The plan works much better and much faster in smaller markets, the key is to figure out the cost of your dream home, and then create a plan to get you there in the fastest way possible, paying the bank interest is not the fastest way.

@@derxiong4129 the interest cost is more than double the price of any mortgage, and most people won't want to pay double for the house they live, but it's still important to invest in real estate, as long as you don't have to pay for it

@@Astr0Dad assuming you bought the house in cash, that's great that it's double but you can't access any of the increase without selling 100% of the house, making the money illiquid, so you can't realize the gain. That's also assuming you haven't had to pay property taxes, maintenance, insurance or upkeep, all of which will eat away at your "doubling." If you factor in debt, you would have paid 50% of the house value in just interest payments. Put it all together and your "doubling" is not real, this false belief is why people think a home they live is a good investment...it is not! It's an expensive liability that gives people the same false belief as buying a Ferrari to live is a good investment because it goes up in value overtime. Terrible idea.

Life happens, people move, school, relationships, deaths, etc, etc, our net migration is what is important, and Canada is made up of people from all over the world, it's not surprising about the emigration, it's surprising to me how many we retain compared to other countries, it's a great country to live and grow in

@@youngrealtyinc No!! You have to ask why Canadians are leaving!! People come from other nations and force their religions on Canadians. Their countries were so abusive for so many reasons. Canadians quietly live our lives, and we invite others to do so. But they want more. They want more based on the religious beliefs that they ran from. But then, running away from what they were persecuted they push on regular Canadians. And the government encourages this!!. We had a good country. We don't have a great country anymore. I welcome other cultures to Canada. But our country is so great because we welcome other cultures to work with us, not to dictate to us the various beliefs that screwed up their country in the first place. Don't force your religious beliefs on Canadians. We generally don't believe in religion. It is silly to believe in something that hasn't existed since the 700's. Wake up Muslims. Religion is a joke. You're welcome to come to Canada. But Canada is ours. You can adjust to us. We won't adjust to yours!
