      Hi Jason- to clarify, while the federal rate increases have gotten smaller they are still increasing and interest rates are still high. We are seeing average price per square foot stabilizing back to pre COVID numbers. I am curious to see the the REITs will report for their Q4 Occupancy.

    I had v. Bad experience in life storage in cleveland,Oh All our valuable stuff stolen from the unit o. W130 th street , that shocked us never expect that who did with no break in who unless somebody had authority there it is not safe guys pls dong use that storage .

    Self-storage is not a necessity. It is discretionary spending. The last recession proved one thing: When cash is tight people look where to cut. Many just pay monthly regardless the real value of what is being stored when cash is available. When disposable income is cut, many will look for where to cut is possible. Frequently, people have paid many times over the value of what is stored, and when things are tight, they dispose of the treasures and save the rental fees. It will happen again in 2020-21 if this recession deepens.

    Agreed. . . . having lived thru the last recession we find ourselves in a similar position, but with a higher level of new supply. I believe that we will see a spike in demand for spaces as the various residential and commercial forebearance programs end, particularly if no additional stimulus program comes out of D.C. We will certainly see a lot of movers (resi and commercial) and when people are moving they are storing. Anecdotally divorces are also WAY up as a result of the lockdowns, another great demand driver, for better or worse (pun intended!). Cheers, Tom

    Truly statements of naivety! SEO is a science and requires study and implementation and many companies do not have the proper skilled staff to take true SEO on.     I see too many sellers looking for sub 5 caps now on current numbers. They aren't changing the crazy proformas either. Property taxes could also go up dramatically in many areas.

    Some may have the misperception that SEO is dead when working with outdated SEO tactics only to conclude they no longer work. SEO is not dead; it has simply grown up. Traditional SEOs may no longer recognize today's SEO. Today's sophisticated algorithms require a robust holistic approach preformed by strategic SEO experts who have evolved along with search engines and who truly understand how search engines think. Expert SEO gets results and is alive and well in 2020. :)

    I love Radius+ and use it quite often! It's so much easier than getting at the esri data directly. Ultimately, I don't believe any amount of data will remove the "art" out of the process. Regardless of how much data you have - interpreting it in light of your own experience, instinct, and personal goals is the real art form. I'll take as much data as I can get, but I still know that it will never be an exact science.

    Cory, assuming that the customer can't really access the UPS storage facility to examine goods, leave or take goods from the pile, etc., I think that you would need to break even in 4 months or less. In my experience, customers want access to their storage units, so it follows that valet customers will be shorter term customers. Also, given their familiar name and ubiquitous presence nationally, customer acquisition may come more easily to UPS (and be less expensive) than it would be to some start up that no one has ever heard of. [Suggestion for your video posts: boost sound fidelity (hard to hear you)]
