Thank you for such a great video. I am thinking about hiring a property management company and realized each management company has very different terms and conditions. Make sure you hire a property manager and company that cares about your and your property. Some property management companies I interviewed seemed very sketchy and a lot of fees riddled into the agreement. Go with a professional and transparent company!

I'm in Canada on the west coast. 0.5 percent vacancy rate currently. Any lease automatically converts to month to month upon end of lease here. We have strict eviction rules. The only way most ppl can evict a tenant for any reason except non payment is for landlords use of the property. Most landlords here want to do 50 to 200 percent yearly increases in rent which is not allowed. So to get around that they have to move in for a period of 6 months. But the penalty of one years rent it can be cost effective to just rent it out immediately at 4X price if the market will bear that price. In my area you can rent out a studio apartment for 3 to 4 grand and have strict lease requirements. After 1 year just present them with eviction notice and prepare evidence you intend to move in. As soon as your tenant is out create a listing while you clean the unit. Never let the tenant get the damage deposit back. That may be their money but if you can keep it do so. It is unlikely no matter what they do that they can maintain a spotless apartment regardless unless they have been paying a cleaning company to come in daily. If they don't want to move out there are third party unofficial services that will help reason with your tenant. Never pay them to move out. It is always cheaper to just pay someone to remove them. Of course if you can convince them to pay 2x to 4x the previous years payments it can make your life easier. The young and elderly are easiest to convince and simply being incredibly verbally aggressive in you sales tactics can be effective. Cite the rising costs etc. Never use inappropriate language and do not do anything that violate any laws or regulations. That leaves a huge hole if you have zero ethics and just want to maximize profit!

My mom is renting out an efficiency to my cousin and she hasn’t been paying rent. There is no rental agreement and my mom asked her to leave and she stated we have to get the sheriff to get her out. She clearly knows the law and taking advantage of the situation. Could my my evict her without a lawyer if there’s no rental agreement?

Sound advice right here. As the market turned, I made the mistake of not suggesting certain properties because they didn't "cash flow". Which is what we've all known and have been taught as investors. However, the benefits can far outweigh even a $200-300/mo deficit.

a new form of renters insurance that 'wholly' covers the property owner: quite similar to government-mandated auto insurance, and also mandated from an auto financer, complete coverage from any and all damages and arrears rent, liability, and any and all cost associated with an eviction. This insurance can or will not be mandated by landlord based upon rental history and credit score. Needless to say, this would be as costly, or more, than auto insurance driving up rent costs for tenants. But with state government stacked against property owners, it very well may be the only 'fair and equitable' method to protect landlords from zealous lawmakers who merely see giving tenants more and more rights as their sure way to get elected. sadly 'most' tenants do 'not' understand that the more onerous government regulation is = higher rents...

I'm making an unanticipated move to the Orlando area in the next few months due to recently ill mother. I have scoured the listings only to find houses exactly (to the T) like this... I will need to find an agent and determine where to buy within a half hour of Clermont where she lives. My aging, but sharp parents are already grumbling about the possibility of my moving a half hour further to an area with an actual town square and more of a bungalow style. Granted, I didn't see many, but I found an area called Mt. Dora that was much more substantial looking. I will be living alone & would much prefer a smaller home with with two beds & baths. In your estimation would you say that it's wise or unwise to invest in a well cared for older home with a bit of character vs one of the cookie cutter new builds? Please know that I appreciate the mini McMansion style being wonderful for some, but I fear that I would regret it for the rest of my life if I lived with hollow core doors, faux wood tile everywhere & popcorn ceilings. Thank you.
