    The one im leaving said they would redo the siding, new porch, pave the driveway, and fix the lanolium slats pulling apart. In 2 years they replaced the steps on the other side of the porch for my neighbors.

    I did a 5 year comparison of buying a home vs renting using a mortgage amortization calculator. Renting a home is cheaper than paying the interest, property taxes, hoa, insurance and realtor fees. With a 6% interest rate, a $300,000 loan will cost double with the interest paid over the course of the loan, and since 85-90% of the payments goes towards interest for the first 5 years, there really isn’t any equity being built. Renting for 5 years = the costs alone of owning a home for 5 years.

    Oh, so, how were you paying the mortgage on these four properties? I mean, yeah, you're probably renting them to cover the mortgage and taxes, but, seriously, who pays cash outright for an income property? Why not go stock marhet and get >5% EVERY YEAR. Good luck with your YT career. /s

    THIS RIGHT HERE is what people have done for a long time. And more are starting to do it now. And it's the reason most can't afford a home due to the high prices and interest rates. This provides no utility to society. You prey on people who are poorer than you (if you do this) and perpetuate a giant problem plaguing this and other countries. Also directly influences rent prices, because so many more need to rent since they can't buy.

    This is so dumb lol. Each house is going to cost $6k a month to carry the debt; 24k a month for all 4 homes. This amounts to 288k/yr and 1.4 mil over the 5 year span. Good luck finding tenants to offset these losses @ that price point 🤣🤣🤣

    You also have 4 mortgages you paid on for 10 years, not to mention it is near impossible to rent million dollar properties. Also, jumbo non-owner occupied rates are around 9% -12%, couple that with an rental occupancy rate of around 70%. Over 10 years those 4 properties will cost roughly $3m in mortgage payments, subtract the $2m for your rent and your in the hole $1m!!

    its all about interest vs gain. with current investment interest sit around 9%, you will lose around 40%of your investment if your investment only gain 10% over 5years. the true investment math is your total cash flow - interest-cost of maintenance - operation. the net profit need to be positive, then your appreciation is your gain. if net cash flow is negative you have to subtract it from your appreciation.

    Let me tell you why you shouldnt listen to financial advice frome someone who doesnt make money doing what they are telling you tondo. Let's say it goes down 10%. Let's say the bank recalls your loan. Let's say you lose all your money and owe the bank 100k.

    Alright but here's the problem with that thought how much interest did you pay over those 5 years if the interest payment is more then these so-called appreciation then perhaps it's a bad deal. If the interest payment is less your true Prophet is interest payment minus appreciation and then what you can take out comfortably on that money let me know your thoughts on this I'm interested by the way I'm a big fan keep up the good work.

    I applied for habitat for humanity and they denied me for having too much debt which I didn't even have much of. I had one student loan for a few thousand and I owed my dad some money for my used old car that he was honestly flexible of me paying it back (I should not have added that in hindsight but I'm a very honest person) And they denied me. I was surprised as our situation was really bad at that time and we fit all the criteria.
