    Great show for people to see this. I am a newer investor. Went for an investment loan it had $15,000 in fees. Had point buy down. Told loan broker to start with I didn’t want to buy down points. Was intending to refinance in next couple years. Before signing doc sign called local small banker. He gave me same interest rate $2,000 loan fees. Every thing I have done in real estate is advice from your podcasts.

    9:24 as a licensed agent in Wisconsin, where lawyers aren’t required, I find less statistical significance in “pending”status because often listings go from “accepted offer” to “sold”, skipping “pending” because it’s up to the listing agent to update the status. Most often, a listing that shows as ‘pending’ is one that had high demand and got an accepted offer for cash where the only contingency was “proof of funds,” then the agent will put it as ‘pending’ to let interested parties know the offer is solid and to curb “secondary offer” showings. I wonder if this is true of other markets where lawyers are less often involved in the transaction coordination.

      In CA our MLS fines us if we don’t update the status in 24 hours. Sounds very difference over there

    We've been teaching our kids about real estate and finances for years. They are 16 and 12 now and already help us manage our STRs. They are working and saving and hoping to buy real estate by the time they graduate from high school. BTW, we are a homeschool family, so there's lots of hands on learning everyday as they watch my husband and me deal with the ins and outs of owning multiple properties. Thank you for being a huge part of our journey. You've taught us all so much (yes, my kids listen to your podcasts with me all the time).

      This is so awesome!! My wife and I have a 4 month old 2 year old and 4 year old and we’ve already decided we will be homeschooling them and looking to do the same thing! Seeing Jerry Norton have his sons make cold calls at like 14 was where the light bulb first went off lol! Reading this was super inspiring because everyone makes us feel like we’re doing something wrong. But hey, everyone made me feel like I was doing something wrong when I quit my 43 an hour union job to pursue real estate. 3 years 4.5 million dollar portfolio (so far) and around 250k a year in flips. Who’s laughing now.

    I think about a new income opportunity as paying off mortgage. That’s how much more is in your pocket each month. It’s a great investment when you see how much money you save on interest.

    Or you can house hack. You not going to live there for free, but as long as your math works out for when you leave it is another way. Just remember it needs to be able to cashflow when you leave. Check out One Rental At a Time for millionaire who talks about the different methods on building your portfolio , just remember it is not fast and sexy. It is gong to take 10 years.

    I'm helping my 11 yr old build his drone photography/video biz. He has an LLC and biz account. We're working on his Google biz page and website. He's already filmed commercials, Real estate, and races. I'm teaching him about managing his books, setting aside for taxes, biz reinvestment, and investing 15% for the long term, so he's learning the power of compound interest. I own a few very successful Airbnbs, so he has the exposure to RE as well.
